Problematic management and health concerns
Former Tenant
Pros:
Super, Charlie, was very helpful and nice Clean and new amenities
Cons:
I had a mouse and management did nothing to help me. The landlord Samantha was very rude. Dangerous carbon monoxide levels that the fore department had to come inspect. The management found my roommate but did nothing to help me after the roommate assaulted me - I was victim blamed. Multiple stolen packages.

Fairly priced, well managed
Former Tenant
Pros:
LOVE our super.
Cons:
Our super does a great job taking care of the garbage, but the tenants can be rough re:garbage at times. Front door sometimes has trouble locking

Nicely renovated / Terrible living conditions ("Dangerous CO levels" & MICE)
Former Tenant
Pros:
Spacious apartments for the price you're paying. It's next to the 125th station which is good too and Charlie, the supper, is super! He's great and so helpful.
Cons:
I left the apartment in better condition than the how I received it. When I arrived nothing had been cleaned (shared facilities and private room). I want to point out that despite loving my roommate, she admitted never cleaning the kitchen and bathroom in the three years that she lived there. Not only was it obvious, but management did not send anyone to clean.
In the months I have lived there (Jan-Sept 2021), my life was put at risk multiple times with dangerous levels of CO in the air and little to no actions taken to solve this issue. Our CO alarm didn't work. We had to call the firefighters twice because I noticed that my dog was falling, which saved both me and my roommate's life. The firefighters told us that there were "serious and high levels of CO". This goes against the lease I signed and against NYC laws and could have been fatal.
The heater was broken the whole winter season. Samantha, the landlord, this nothing to fix it. Her "solution" was to reduced the electricity bill and give us a portable heater that barely worked.
The pest control, which I paid to come once a month, never came to our apartment. We had mice and roaches constantly and had to pay our of pocket to try to fix it — and removed ourselves the dead mice we were able to catch.
I also paid a deposit for having a dog. According to the lease agreement I should have received my deposit within the five days after the leave ends (so a $1,600 total). For some reason they refused to return the deposit for weeks. They said that they would use the deposit to fix the AC, which did not work at any point.
I am not responsible for the installment of the AC —by law in New York City the person who installs it should pay a certified person to install the AC. I do not know who installed it, who bought the AC or when this was all done. If this was badly installed and against NYC regulations I am not responsible because, as I said, it had been there over a year because I even moved there. I have no responsibility whatsoever about this.
After complaining for weeks, I finally got my deposit back. But I am sharing now this experience to make sure that you know what you're getting into...

The worst place ever!
Former Tenant
Pros:
Nice location. Near the park. Updated units.
Cons:
Management is terrible. Samantha is incredibly rude and condescending. Had a terrible mice problem. Had packages stolen a number of times. Management was not helpful at all in helping me with the issue. The walls are paper thin. Bedrooms are stupid small. The block can be kinda shady at times
Advice to owner:
The students that you treat like trash will remember how terrible this management company was and will not be likely to work with the company in the future. Samantha needs hospitality training.

Very good management, well kept apartments, and good space and location.
Cons:
