Good and Bad....

Pros:
Cheap rent for the area, amazing location, landlord has been quickly responsive to us when we've had issues
Cons:
Our neighbors are loud, cockroaches (but the landlord does send an exterminator twice a month and at least it isn't rats), not the cleanest building overall
Advice to owner:
Plz clean the whole building and do a better job policing noise levels

Great neighborhood, not so great building

Pros:
The view from the roof is amazing. Maintenance generally fixed what I needed without question. That’s about it.
Cons:
It’s ancient, gross and you literally cannot order things without having them stolen. I saw mice and had a terrible cockroach problem, in addition to flies. So many dogs that bark constantly. Also, the garbage situation is terrible. No seperation between recycle/trash, and it smells and attracts insects.
Advice to owner:
Allow tenants to TEXT you and pick up the phone when they call. Do something about pests and package theft.

Great Location, Shitty Landlord

Pros:
The landlord leaves you alone, its no frills, and the location is great. No major problems.
Cons:
Not well maintained. Hole in the ceiling patched with only spackle three times. Everything is very old fashioned (all communication by phone only, no voicemail, no email, rent can only be paid by check).
Advice to owner:
Put a little more work into building maintenance, like fixing broken windows in the stairwell and actually fixing leaking ceilings. Get an email.

Avoid unless you need a deal

Pros:
Cheap cheap rent. Decent sized space.
Cons:
Landlord is basically non-existent. Bugs all over the place because they haven't renovated in years it seems and the cracks in the walls are plentiful. Super easy to get a package stolen. Stairwell and entryway are absolutely filthy.
Advice to owner:
Give out a contact and start accepting rent in other forms than a mailed check.

Look elsewhere in the neighborhood

Pros:
Great location, no one bothers you here, pretty spacious for a NY apartment.
Cons:
Dirty, landlord does not put any effort into the building, packages get stolen frequently, poor communication, pest issue, and loud neighbors.
Advice to owner:
If you fixed the door, changed the door code, and tried to clean the apartment up more, it would be much more livable but it's very clear you do not care about anything besides getting a check.

Ok all Around

Pros:
Updated unit with dishwasher, wide exterior hallways and stairs, panchama 2 laundry around the corner. When we had a problem with the fridge the landlord replaced it right away, which was wonderful and unexpected. Management also let us break the lease early due to covid, which was really cool of them given the circumstances/rental market.
Cons:
Paper thin walls inside the unit and neighbors were hit or miss (one side was silent, others would regularly play music loudly until 4am). My unit was very small and on the top floor, so I had to climb six floors to get in/out, but that was my problem. Package theft was an issue, and people definitely smoked in a number of the units - something to note if you are sensitive to cigarettes.
Advice to owner:
Install cameras by the mailboxes and make the front door buzzer quieter!

Cleanliness is sporadic. Mail area is usually messy.
Advice to owner:
Be direct. When I asked if the apt is rent stabilized I was told yes by the person showing me the place. A year later I learn it isn’t—that the building is but my unit is not—and my rent skyrockets. Very irritating and duplicitous.

Grossest and loudest bldg I have ever lived in

Good location with L, G, J, M trains nearby.
Cons:
100% PACKAGE THEFT From your own neighbors AND RODENTS.
Cars speed down S. 3rd street towards the light at union; it is quite a thoroughfare. Lots of honking, ice cream trucks after 9p, garbage trucks barreling through at 3am. Neighbors in the bldg blare music all day/night. The bldg is very old and poorly maintained that ceilings are flaking, walls are thin and upstairs neighbors sounds and steps can be heard all night long.
The interior of the bldg is never cleaned, with trash all over the stairs and landings. Trash areas outside are filthy and littered with trash. Small roaches and mice are common in my apartment. An exterminator comes approximately once per month and does little. Packages are stolen daily and the empty boxes are discarded all over the lobby entrance. Neighbors let strangers in off the street into the bldg. USPS location delivers wrong packages here all the time, so they likely lose our packages and deliver them elsewhere. The mail box area is littered in trash and tenants throw unwanted mail all over the floor. There is no intercom system, just a number punch pad where you enter the door code. And everyone in BK probably knows the code.
Loud neighbors and music at all hours and management will do NOTHING about it. They will claim to not receive messages, use burner flip phones and give you no alternate way to communicate with them.
I regret stepping foot in this building. Nothing better than a hostel or hourly motel. If you care about cleanliness and safety, don’t even think about this place. I am shocked that Nooklyn represents this disgusting building.
Advice to owner:
Regularly clean the inside of the bldg: pick up trash and mop the floors. The trash area should be cleaned regularly and HOSED down, which includes picking up trash that falls out of the trash bags. Install cameras in the lobby and review the footage to find out the identities of the package thieves. Add a trash can in the lobby for discarded mail. Hire more than 1 exterminator and let the tenants make their own appointments with them. Fix the intercom system.

Worst pest problems ive ever encountered

Apartments had nice layouts, great views and sunlight in the street facing units
Cons:
Everything else. Literal dog shit in the hallways, mail theft, trash everywhere, constant noise, music blaring in the halls, mice, roaches, bed bugs in multiple units, impossible to exterminate. This place is hell.

-My floor was quiet BUT I would pass by some crazy loud neighbors getting to my apt - easy application process [I wonder why]
Cons:
-Your package will get stolen 80% of the time and the landlord will do nothing about it -there’s a roach problem in the building and close to impossible to handle -you see someone mopping weekly but you can’t tell and you’ll see the same litter for weeks - like many old buildings, it got so hot during winter and the pipes are loud. Don’t move here if you have small pets. I Couldn’t open windows all the way for fear of cat falling, so it’s just miserably hot year round unless you want a high electricity bill. -unless you have some locked in rent, not worth paying the Williamsburg price tag. There’s nothing really around & the neighborhood is dangerously quiet at night.
Advice to owner:
Invest in this buildings future

Avoid at all costs

Location was close to train
Cons:
• Constant cockroach infestation due to living above the boiler room. “Exterminator” did nothing and we had them for the entire year we lived there • Lived next to mentally ill woman who was a hoarder and constantly screamed and blasted music at all hours of the day • Landlord unplugs his phone from sunset Friday to sunrise Monday. Impossible to get in touch with and if you have any issue during the weekend, you are out of luck • Over 20 packages were stolen in less than 1 year
Advice to owner:
Don’t unplug your phone for half of the week. Hire a real exterminator not some random kid to actually fix the issues. Tell tenants before moving in if they will be living next to mentally ill woman.
