Pros:
In unit laundry and dryer Dishwasher in unit Clean and bug / pest free except for ants in the summer Amazing location Front desk protects packages and makes you feel safe Rooftop is amazing and accessible to everyone My unit was rent stabilize
Cons:
Management is very unresponsive, and while I was there management changed and was pretty impossible to track. They know that apartments in the area will go for a lot of money so do not respond to requests for maintenance quickly. The front desk is the only helpful entity for fixing things. Ants in the summer despite bug treatment

Respond to management requests

Good location, old building, terrible finishings

Pros:
Great location, pretty reasonable floor plan, good outdoor space
Cons:
Awful unit finishing, the unit we moved into was almost completely trashed when the lease started. Water damage everywhere, most doors / cabinets broken, lights out, heat doesn't work.
Advice to owner:
Maintain the units and do reasonable work before leases start

Under new owners -- TERRIBLE, falling into disrepair

Great location, but that's about it.
Cons:
New management is letting building fall into disrepair -- elevator broken with no fix in sight, front door broken for months so anyone could get into the building, lights in hallways have been out for months, the roof leaks into 4th floor apartments and no repairs have been made, some units don't have AC, all units need new dishwashers as most are broken, old kitchen appliances in all units need to be replaced, broken windows and doors in units go unfixed. Management does not answer calls or emails, they are nowhere to be found.

Probably the most affordable elevator “doorman” building in the niegborhood
Cons:
Don't live on the 4th floor if you want to sleep in the summer. Roof Parties every week and you’ll hear every sound. Management don’t care because they like the crowd. There’s a huge leak in the hallway - they don’t care it is screwing their carpet. Roof’s floor is falling apart. A matter of time before a drunk guest will break an arm. Management does not give a shit about you. Not responding to repair requests, you’d have to go directly to the super which is doing his best given his $0 budget. Something broke? They will put a bandaid on it. There is no doorman in the building, don’t believe the listing agent. We heard so many stories about not getting the deposit we just took off without paying the last month’s rent instead of chasing them.
Advice to owner:
Renovate.

The building is nice. Great roof space.
Cons:
Management is super slow to respond. The stairs, garbage rooms are not well maintained. Tried to get parking in the garage and took management over 2 months to respond!
Advice to owner:
Better response times and cleaner common areas needed
