Elevator currently broken going on day I lost count

Pros:
Small building friendly ppl. Great windows. Best neighborhood. My favorite bubble bath bathroom!
Cons:
Everything breaks and no one does anything to fix it. During the winter our heat, hot water and gas was out for more then 2 weeks! Management kept lying about progress etc thank god I called and got it fixed we even went on the news ! Management didn’t care and offered us 1% of our rent! Now the elevator is broken and has been for over a week and honestly I am just happy I don’t live on floor 5/6/ or the pent house ! Everything breaks and breaks often also only a few things in our gym work so don’t be fooled. Ooh and my gas bill is so high because my ac unit is vintage and apparently cannot be replaced because it’s still works! A window ac would be much better at this point but instead I have to blast both ac units while I sleep and leave my door open - they refuse to fix this also.
Advice to owner:
My only advice is that they answer tenants and consider maybe adopting some ethics

Cons:
We had a gas leak and the heat was off for a month in the winter. They were pretty unresponsive during the process.

Pros:
The super Arben and his wife Mrika are awesome! Modern finishes and good windows, in-unit W/D is great. Neighbors are superb.
Cons:
We lost heat hot water and gas for 2 weeks in the dead of winter, and property mgmt was incredibly unresponsive. We had to call the local news in order to receive any attention. Water pressure is always low.

New building starting to show is age

Pros:
New building. Apartments are larger than similar apartments on the market. Garbage is managed well. Neighbors in the building are friendly.
Cons:
Has a gym, but it’s lacking in equipment. When you need something fixed, the building will send their technician to check things out before dispatching professionals. This guy can be argumentative and hostile, but if you stand your ground you can get him to fix things. If he can’t fix it, he will get the Super to call a proper repair person. Building advertises a “virtual doorman” but it’s only useful for letting delivery people in. You can’t - for example - have a guest be let in through the system. Building has FiOS. Proximity to the projects is a negative. There is frequent loitering activity on York street between Gold and Bridge Streets. You may not feel comfortable walking through this “gauntlet” at night on your way home from the F train. You can avoid this by taking a longer route along Front street.
Advice to owner:
Your building looks great on the surface but make sure that the bones stay strong.
