Pretty good, but management cuts corners

Pros:
- Competitive rent prices - Decent location - Great super
Cons:
- Management does not like to spend money. They are always looking for cheap fixes. - Packages get stolen - I've reported two gas leaks; their cheap fix didn't work for long. This seems to be an issue others have had. You need to be on top of checking for this kind of stuff

perpetual leak and the heating system doesn't feel the most efficient

Lots of issues, otherwise quite nice

Pros:
Walls are thick, things are generally quiet. There are washer/dryers in the basement. Apartment is nice and pretty spacious.
Cons:
Every month or so something else breaks or leaks. Ceilings leak, air con units leak or break. The heater broke last winter and it took a few weeks to get fixed. We have had multiple appliances with gas leaks, and both times I was made to feel like I was imagining the gas smell. The leaks were supposedly fixed twice but weren’t actually fixed. It’s hard to get issues resolved, you need to be somewhat persistent.
Advice to owner:
Update the units with modern appliances for heat & air conditioning. Develop an internal system for resolving issues/fixed. Maybe a website where you are placed on a list or are updated with your ticket number/repair updates.

Overpriced and management doesn’t care

Pros:
The Super Adelso is wonderful, and does the best he can. The building has some nice amenities, including a small gym. Never had any issue with pests here.
Cons:
Actual management is basically unresponsive to any major issues that arise.
If you live here you WILL have your packages stolen, despite there being a separate package room with a code. Whoever breaks into the building (it happens regularly) has the code at this point.
Besides the building not being secure, having hot water was often an issue.
My neighbors had massive leaks and water damage from the roof despite the building being relatively new.
Between noisy neighbors in the back courtyard and construction out front, the building is anything but quiet. In building laundry was once out of order for multiple months despite there being multiple machines.
My rent bills were often incorrect.
Overall, the building is overpriced for what it is. Although it may look like a newer building, it is anything but.
Advice to owner:
Invest in security and construction that goes beyond adding communal rooms no one will use. Otherwise lower rent for tenants.
