No frill but generally great

Pros:
Great location not far from a lot of great places. With new L train on avenue A, Train is much closer/accessible. High ceilings and great location. The east river park is close by too which is nice for walking/bike riding.
Cons:
When I was there in Oct 2022 the windows were very old and broken and there would be little to no insulation during the winter months so it would get very cold. Also there was an awning in front of the apartment where birds stay and shit in front of the front door and so it would normally be covered in bird poop a lot of the time.
Advice to owner:
Get rid of the awning in front of the building and fix the windows in the apartments so that there is insulation.
