Great Neighbors, Awful Landlord

Pros:
Great people in the building - decent location.
Cons:
ownership is awful. Unresponsive, lack of accountability and the Super does not help with anything even after pinging him for weeks. Both of them running a scheme here. Stay away from this building.
Advice to owner:
Be Better

Great building, terrible management

Pros:
Location is fantastic, everyone in the building was friendly. If you're a low maintenance tenant it's a great spot.
Cons:
Super took months to do any work and would avoid responding to any requests unless escalated to landlord.
Landlord himself is not understanding of tenant needs. When it came time to move out he avoided returning my security deposit and avoided responding to any calls or emails until I threatened with litigation.

Nice neighborhood, good heating and never saw any mice / bed bugs in the apartment

My mail and packages were constantly being stolen

Same story, different tenant

Good location - close to park, restaurants, bars. Most units are updated and renovated.
Cons:
Where do I begin. The owner does not make any effort to make things right and to fix some serous issues with the building. The cosmetics of the units look great but below the surface, there are all sorts of issues that make you feel gross in your own home. First, there were massive cockroach problems. Never once did I see the exterminator come into the unit but apparently they come to the property. I had to pull appliances out of the wall and seal off holes on my own. There are also rats in the walls and ceilings; I could hear them running around at night. The lights would fail, there are issues with the wiring so there were multiple dark spots in the apartment. For a period of time, ants were entering the unit and I had to seal off the cracks in the floor to stop them. Lastly, the unit above constantly flooded in the bathroom which caused water to leak down into the lower unit causing water damage that was never fixed. The supervisor lives in Brooklyn and while he works hard, he's stretched way too thin. I never got my damage deposit back, I didn't want to even bother dealing with management.
Advice to owner:
Sell it to someone else.

Bedrooms are so small, little things wrong all around. Never had a working buzzer, didn’t have a working stove for 4 months.

Pay for a premium, get a slumlord

Pros:
The people who live in the building are wonderful, and so is the location. Basically everything else is horrendous.
Cons:
Jordan Davis is an absolute slumlord. He doesn't maintain basic health conditions in the building, allows mold to grow without any intervention, despite a multitude of complaints. When there's water damage, they paint over the cracks in the walls or ceiling and tell you it's fine. When the tiles start coming up because there's significant water damage in the floors (and in the ceiling in the unit below), they just seal the tiles back down and tell you not to worry about it. And then after years of putting up with his bullshit, he tells you he won't return your security deposit because of all the things he didn't fix during your tenure.
Advice to owner:
Bring in people to actually manage your properties, not supers who live in Brooklyn and don't actually come to your East Village buildings other than to toss the trash once a week.

Owner couldn’t care less

Great neighbors for the most part, since you have to band together when the management company could care less.
Cons:
The management doesn’t care about the building, I doubt any of them have been there in years. The super lives in Brooklyn and good luck getting him to show up for anything in less than 2 weeks.
We had so many leaks, including an overflowing toilet which required the NYFD to break into the apartment and turn the water off. The management didn’t care about the mold.
They also moved the garbage to the basement and didn’t care about the rats, so don’t rent a duplex.
Advice to owner:
Pretend to care about your tenets who are paying above market value for an apartment that’s barely maintained. Also think about a help desk system for the super that would allow you to offer an SLA for responding to issues. Lastly you should hire contractors who don’t need to watch YouTube videos while on site, so they don’t keep screwing up the work.

Pros:
Great location, amazing neighbors we all look out for one another, good super, though he doesn’t live in the building he is very responsive. The EV is holding on to its roots from Avenue B east with small galleries, local businesses, community gardens, community centers and long-term residents who appreciate the neighborhood and its history. Right off Tompkins Square Park.
Cons:
Original owner sold the building around 2014, I’ve never met the new owner but we’ve emailed and he is somewhat responsive. Needs better pest control management. Newer residents aren’t as considerate. Units are small, but they did a good job with renovations.
