Insane rent increase

Our rent went up 90-something percent in less than three years (from a Covid “deal” initially but still). Nice location but, at least a year ago, there were wanna be DJs that had access to the courtyard so their music would be blasting for hours and reverberating through the whole building - basically had 311 on speed dial. Lots of rats in the trash area. The dryers were “out of order” (fully not working) for almost two years and I never got a response from management (despite emailing several times) about the status.
Advice to owner:
Respond to your residents’ questions and concerns.

Roaches in walls, theft, crazy neighbors

Good location in proximity to bars, good views into the park, large room size for EV
Cons:
-roach infestation in the walls that we could NOT get rid of, they would have babies in the trash can, come out in hundreds in the middle of the night and there was nothing we could do (we kept the apartment spotless, hired outside exterminators, put duct tape over all gaps, nuked place with Raid) because the infestation in the walls was so bad -some older neighbors on top floor who have lived there forever and are violent and mentally ill - purposefully destroy packages because they don’t like the mail boxes being used to receive mail -centipedes galore -raised rent by over 56% one year with less than 60 days notice

Figure out the roach issue

Lazy landlord along with property management

Location is prime.
Cons:
Land lord has not fixed the washer/dryer for the entire building, which has now been broken since December. He had repeatedly said he is getting permits to fix this problem but has yet to do so. Some units stoves no longer work since the gas line broke and they no longer have working stoves. The front door matts have also not been replaced and since they have gone missing, people have slipped and fell.
Advice to owner:
Fix the washer and dryer
