Good unit, bad management

Pros:
Great location, decent sized rooms, beautiful view, central ac/heating that works.
Cons:
Dirty and dingy hallways and entry way, unit was not cleaned or painted before move in despite being told it would be in the lease, fridge beeped all the time and couldn’t hold temperature, shower didn’t drain and would over flow if you didn’t manually limit the water, closet doors don’t stay on track and are heavy, floors are grimy and you can hear every door open and slam in the building. All fixtures are cheap and the promised washer dryer is broken and and moldy.
Advice to owner:
The owner is an absolute con man who owns many properties and puts bandaids on problems and doesn’t actually fix anything. He blames the super for all problems and sends him to fix things that are out of his pay grade. The owner doesn’t stick to promises that were in the lease but felt it necessary to keep our security deposit because we didn’t paint the apartment the right color upon leaving despite the super telling us which paint to use. He is cheap and a liar, and happens to have an apartment in a great location so people pay top market to live in a place he doesn’t take care of. We have taken him to court and are awaiting trial for the security deposit.
