OK Place on the LES

Pros:
The building is in an excellent location and somewhat well maintained. Good hot water and water pressure.
Cons:
Heating from the radiator is STIFLING in the winter. There were issues with mice in my apartment and the exposed brick wall was not sealed, so there were constant issues with dust. Walls are thin and you can hear your neighbors through walls/doors.

Loudest street out there

Location, dishwasher, big closets for 1 bedrooms
Cons:
The worst noise is you face the street. Garbage collection is also pretty bad and they did shut off my electricity and water because they confused me with another tenant. Took a while to get it back

Very responsive management, building is old

Pros:
Someone picks up the trash pretty frequently, the hallways get cleaned every so often, the building management answers very very quickly and responds to problems efficiently
Cons:
The management fixes problems more like bandaids. I had rusty steam spewing out of my radiator, so there's definitely old pipes. The center 'hole' of the building that the bathroom windows face into is definitely very dirty. I and a neighbor have had 2 roach incidents. My ceiling leaks when it rains because I'm on the 4th floor (used to be the top floor before they built two levels above), and they recommended a 'painter' to fix it. Definitely are a lot of problems with the building as a whole but management at least gives a shit about you. Also sometimes the doorbell butler system is down and you have to go down to let people in / need your key at all times just in case. There's also a package thief that comes by often so beware. The stove and fridge were also missing racks/shelves and I told management but no replacement's came.
Advice to owner:
Bigger trash bins, better determent for package thief

Neighbors are a nightmare

The apartment had new finishes and was spacious
Cons:
You would hope living on the top floor (5 flights of stairs) would at least mean less disturbances from neighbors except that the average age in the building seemed to be 20 year old college kids who partied in the hallway and on the roof. You can hear EVERYTHING in the hallway. Literally everything. I had to file noise complaints at least once a month. It was truly miserable and I highly recommend searching elsewhere unless you’re interested in partying all the time and don’t mind hearing other people do the same. Also rent is high for zero amenities.
Advice to owner:
Take noise complaints seriously and get rid of disturbing tenants.

Very Expensive, Frat Living

Pros:
Great location, and pretty good unit
Cons:
Management takes forever to answer via email and their app. They hide behind the app, the heating is poor, and they don’t care people steal your packages.
Advice to owner:
Listen to your tenants. See the notes on the buildings and respond to when people put in requests and give timelines and updates when updates take longer than a 48 hours to fix. Also, if you give permission to go inside your home for a repair, that makes one assume you don’t need to be home for other repairs.

Good if you’re ok w/ sleeping from 5:00-6 AM only

Pros:
Location, restaurants and bars, dishwasher and laundry (think they took this out). Lots of closet space for a 1 bed in the LES, neighbors were friendly, one gave me free makeup and the other helped me break back into my apartment, and the italian restaurant owner downstairs gives great life advice
Cons:
Broker fee was insane but think it’s no fee now (yay), noise is unbearable. You might as well choose to live at a fire station/police precinct/ER driveway, narrow street so the sounds echo. Drunk people fighting at 3-4 AM is entertaining and since you won’t be sleeping, you might at well grab a snack and watch the show like I did, then the trash truck comes around at 4-4:30ish. Then when your lease renewal comes around, expect a $200 increase
Advice to owner:
Sounds proof windows, being the laundry unit back, and continue with no fee
