Not clean do not live here
Former Tenant
Pros:
-affordable rent
-nice neighbors
Cons:
-pests in apartment. cockroaches, mice, bugs, you name it.
-not clean. Kitchen is disgusting, bathroom has so many cracks and gross areas
-unrenovated. Walls are gross. Toliets old. Appliances bad.
Advice to owner:
Clean the apartment and communicate with your tenets.

‘Twas fine I guess
Former Tenant
Pros:
Location and setback from street
Cons:
Pests — my apartment was full of roaches.
My fridge went out and I was not given assistance to fix it for 8 days. Massive leaks down to the neighbors below. Unresponsive owners of property

DO NOT LIVE HERE
Former Tenant
Pros:
building location was great, super is very nice
Cons:
super thin walls - you can hear everything happening above and below you and within your individual apartment. also Birchwood properties is unprofessional and completely unresponsive to emails. They refuse to give working phone numbers, so if you have an issue the super can't deal with you're probably out of luck.

i moved out of this apartment a month ago and have been ghosted by the company. the super confirmed the apartment was left in good condition, yet we have received no information on the status of our security deposit, despite NY law requiring return within 14 days.
Advice to owner:
Give us a working phone number, clean up the common space, get pest control for the roach issue

lived here my senior year of college
Former Tenant
Pros:
i loved my little apartment and management was always very responsive. the super is a sweet guy once you get to know him, and the location is amazing
Cons:
i had roaches when i first moved in, they took care of it & kept up maintenance on it for the year to follow. also my heater used to make an awful noise at night but i got over it at a certain point. overall i had a pretty good experience, though

Abysmal dirty/dangerous building. Landlord does not communicate at all
Former Tenant
Pros:
- Close to Subway
- Super in the building and is helpful and communicable and can do Maintenace
-exposed brick walls
Cons:
- the conditions of this building are extremely unsafe . The building legitimately shakes due to construction next door and there are multiple complaints on 311 detailing this
- the building hallways have not been updated for years and it looks like a legit crack den. Old chipped paint, terrible floors it’s embarrassing.
- landlord refuses to give email address or phone number only communicates through Secretary. Impossible to get in touch with landlord
- building roof is full of pigeons that routinely crawl through the cracks in the walls and make noise
- landlord raised rent every year and did not update any services, never painted, never replaced applicants. In fact they got worse
-Internet is impossible through the brick walls
Advice to owner:
- Be mindful of the dire need for building safety. This building is one bad storm or construction problem away from falling down. Extremely concerning this has not been addressed due to all of the complaints.
- Be communicative with remnants. Give an email address and actually answer emails. Your secretary should not be doing all of your communication and negotiations.
- rent in every apartment is extremely too high given the shoddy nature of this building and the lack of renovation and basic services that other apartments in the LES offer for lower prices
