Pros:
Good light throughout the apt though it can vary based on floor. Building has an elevator. You can definitely get a no fee apt here by working directly with the owner. Nice rooftop access.
Cons:
It’s above many bars in EV so it’s incredibly loud every night until 4 AM. Owner isn’t responsive and very old school with manual checks.

Our apartment was clean when we moved in. Neighbors were nice.
Cons:
Unable to submit electronically- had to send in a check every month. Landlord does not have an email, and when you call he does not answer and take a while to get back to people.
Advice to owner:
Be more accessible to your tenants

Decent Spot on Ave A

Super close to everything. Two laundry mats on the block. Three great restaurants out front. Hardwood floors.
Cons:
Thin walls. Gas lines were cut by ConEd so we lost our gas stove. If your room faces the front of the building and you’re on a low floor, street noise can get loud on the weekends. Owner is old and can barely respond to emails. Not very gracious or accommodating when it comes to sticking to the warrant of habitability.

- Never had heat or hot water - Super and Landlord both would never reply when heat and hot water would go out - disgusting hallways - packages regularly stolen

Incredible location and big roof. Our apt is big and has all the appliances like dishwasher, closets, sunlight, big living room. Water pressure is great and elevator is small but works. Trash is well managed
Cons:
Main hallways are old and key to door is always annoyingly hard to open. Door has graffiti on it. Landlord should update hallways and key system. Landlord does not answer your calls and makes you mail rent check which is so archaic. Mitch Grossman is his name. Lots of nyu students so loud late at night. Have to install own AC. Lights are old so flicker a lot and building is old so its a little lopsided
Advice to owner:
Invest in hallway and key system. Set up system for online payments of rent. Provide ac for all rooms and answer phone calls.

Cons:
Holes in ceiling and floor. Went 3 months without a stove (they were switching to electric and gave us a camping stove) and never replaced our kitchen or bathroom floor when the sewage back flowed through our toilet

Unresponsive to Issues

Great, pretty big units in an amazing area with lots of young renters
Cons:
Landlord didn’t answer timely, was not nice in the slightest. Over my two year lease our heat went out on two different occasions both for over a week in the dead of winter. Kept claiming to be “fixing the boiler” but would temporarily fix and the issue kept occurring. We also had no hot water during this time and the landlord refused to give us any rent percentage back.
Advice to owner:
Respect and respond to your renters, fix the issues in the building
