Nice East Village building, bad block

Pros:
Spacious rooms, respectful neighbors, responsive super
Cons:
Bad water pressure, garbage is dragged through the lobby, packages are stolen from lobby, block is overrun with food delivery bikers

You get what you pay for

Pros:
Close proximity to the L train and Union Square Station, and located on the edge of the East Village Washer/Dryers in most (if not all) units in the building Modern appliances Competitively priced
Cons:
Rent increased year over year by ~30% Incredibly loud neighborhood, especially if your unit faces 14th Street Very young tenants - recent college grads and current students Severe mice/rodent problem that does not get addressed in a timely manner. Our unit had mice in it all the time. Heaters during the winter weren't working properly (At first, eventually were fixed after a few weeks) Hot water would occasionally run out in the building for entire days (usually fixed within 24 hours)
Advice to owner:
Take better control on the pest problem, be more responsive when tenants reach out about pest & heating problems
