A no hassle rental in which you pay more for the area than for the building.

Pros:
Great location. Quiet during the day and night, very little traffic. Management and super are responsive, not extremely responsive, but have solved all of our problems eventually.
Cons:
Common area in the building is not only ugly but untended. The management has mentioned upgrading at least the light fixtures but it yet to be seen. Trash management is not great, at least once a week you will have to cover your nose as you exit the building. The interior finishes are ok, while the building facade is slowly falling apart.
Advice to owner:
We could make the staircase less depressing with a couple quick fixes.
