Decent old building
Former Tenant
Pros:
nice lobby, good amount of space and sunlight
Cons:
elevator breaks all the time, different super every few months, rodents in basement and some units
Advice to owner:
clean more often and more pest management - more comms with the residents about who the super is

AWFUL Management Company
Former Tenant
Pros:
Great location, laundry
Cons:
Beach Lane Management employees are rude, condescending, and threatening. I have never dealt with worse human beings. You will not be able to get in touch with anyone from management to file a complaint, as they don’t answer their phones or emails. If you Google any of them, you may find a history of violent pasts, and criminal records. You couldn’t pay me money to live in one of their properties ever again. I experienced several threatening situations with multiple employees. Sad how cruel people can be when you’re paying their paychecks.
Advice to owner:
Answer your phones. Hire employees who care about tenants (you know, the people who keep your company in business??????)

Rent stabilized, amazing deal (tenant from 2018-2020)
Former Tenant
Pros:
Rent stabilized 3bed / 2bath Prime location in Chelsea, close to ACE and 123 No unruly neighbors No issues with heat or hot water Live in super Basement washer / dryer Elevator (but prewar so small and slow)
Cons:
Increase in roach problem due to close proximity to restaurants on 8th st. but still not terrible. Maybe 2-3 roaches per year on the 6th floor. Heat gets too hot and stuffy in the winter Maintenance can take a few days even though super lives in building because he manages so many other buildings

Great location, terrible management
Former Tenant
Pros:
Great location and nice pre-war building
Cons:
Mouse infestation in the unit, rat infestation in the dumpster, gas leak for weeks, multiple broken radiators (no heat) for weeks, drunken super
Also, there is laundry in the building but it isn't accessible due to code violations. Go to the basement to your peril.
When we brought these to management's attention they'd ignore us or refuse to admit to a problem (e.g. It's not cold enough for the radiators to come on - it was December) and even threatened to terminate our lease after we called the fire department for the gas leak.
When we called the super he'd stumble in and have an excuse for why he couldn't help (e.g. Gas leak: “I'm not a plumber,” mice: “I'm not an exterminator,” radiators: “I'm not a handyman”)

Terrible management and no super to take care of the building
Former Tenant
Pros:
Nothing for this building or management.
Cons:
- management won’t respond to you - there is no permanent super. We have lost two supers now because they quit due to poor management - had multiple violators in our building causing a dangerous threat to tenants and management did nothing. - terrible neighbors who throw trash everywhere and play loud music - stolen packages
