Luxury rental building in chelsea - you get what you pay for

Pros:
Clean, responsive management, nice common spaces and apts generally keep out noise from neighgbors
Cons:
Outside noise (out of buildings control is loud), some doormen not as great as others

Leasing and building management are nice and responsive. Roof deck is stunning. Apartments have good layouts and really good closet space
Cons:
Hallways are outdated, so are AC and heater (heaters make a bunch of noise). Lobby is a mess but under renovation. Reno is taking forever and I don’t know what is delaying it.
Advice to owner:
Please use better quality paint and better painters. They do such a terrible job

Nice apt, Poor, poor management

I love our actual apartment, specifically the larger kitchen and open layout. Ours also has a large patio which is amazing. I haven’t spent time up there, but the building’s roof facilities look really nice.
Cons:
The management of this building is driving me mad. The biggest thing is that there is NO AC in the lobby and the poor people working at the front desk are sitting in a miserable amount of heat (not helping that we are in the middle of a heatwave). One of them told me they aren’t going to fix the AC down there until they do the renovations (which they have done nearly nothing on since they announced them six months ago). The front door of the building is always open, I’m sure for them to get as much airflow as possible, but I have seen cockroaches come into the building right through the front door. Today we had a cockroach in our actual apartment. I can’t speak to what their response will be yet (I hope quick and efficient) but the fact is that this is all probably due to poor management. The poor treatment of employees is honestly enough, but I’ll add my other complaints, too: the laundry room is expensive, and I’ve seen it absolutely trashed with dryer sheets and lint everywhere (truly not an exaggeration). The porters have actually never been helpful when we’ve needed something done, and our water pressure in our kitchen worsened months ago and no one ever fixed it after we made the request.
Advice to owner:
Take care of your employees. Pay attention to your building.

Great building & Rooftop

The apartments are continuously updated and have open concept kitchens, stainless steel appliances, big windows, closet space, nice doormen super and leasing agents, awesome rooftop gym.
Cons:
It’s owned by a greedy private equity company. My rent went up $1,900 per month putting it at $5,700 per month for a 1 bedroom. Also, if you live on the side facing the south, there is a rich dude who has private rooftop that will dj for the entire city avenue until past midnight AND all day long you will hear chain sawing from construction and sirens because the building is in the center of Manhattan.
Advice to owner:
Don’t be greedy.

Over promises under delivers

Great doormen, beautiful rooftop, good location
Cons:
This building has so much potential but it’s really gone downhill. The rent is getting jacked up while the building owners throw money at pointless projects that never get completed. They’ve been working on/promising a “lobby renovation” for 1.5 years now and it’s still no where near done (broken mirrors, construction materials, closed lounge), and the lobby was mostly fine to begin with. They closed the roof for months to replace the decking last year and it already looks like crap less than a year later, meanwhile half the grilling features don’t work (broken lights, tv, broken/removed outdoor fridge, etc). Gym constantly has broken equipment.
The roof is supposed to be limited to a few people per unit but it’s a total free for all for 20 somethings to invite 30 friends for a rager every nice day in the summer
Hallways smell like absolute garbage in the summer from the garbage shoot and there’s no central AC or at least units in the hallway which for a “luxury” building is insane
Advice to owner:
Invest in actual smart changes, like fixing the basic glitches with the amenities we already have instead of doing these unnecessary dragged out “renovations” for no reason. (That money could be better spent towards updated cooling or modernizing apartments). At the very least, discount the amenity fees when you’re doing projects that takes months and months.
Actually enforce the guest limit on the roof so actual paying tenants can enjoy the space.

Allow more flexible renew timeframes (currently ~2months before lease end)
