mold, poor air quality, lack of investment in resident enjoyment

The doormen are kind, helpful

Construction year long- despite promises of much shorter turn around time- had to use stairs and mock-up hallways for more than a year - still somehow regularly working on it and entry 'fountain' has no water, no renovation for third space or sitting or resident enjoyment despite year long construction, water coming out of ac and heat units, mold problems that were covered with paint and continue to reappear (in other units too) with no other resolution, every time turn stoves on air filters and alarms for gas detect high levels, each time problem occurs and is reported first met with denial - then have to prove, then a lackluster 'repair - will raise rent anyway
Advice to owner:
invest in better living standards, not good photos for website that don't enhance health and life quality of residents

Excellent staff and reasonable prices

Pros:
The building has excellent and responsive staff with a 24/7 doorman, and while packages have been delayed they have never been stolen. The building is very clean, and I have never seen any rats or cockroaches. The apartment only comes with basic amenities of a complete gym and basic common area, which helps shave down rent prices. The walls are very thick, and I can ignore noises even when I can tell someone is having a large party.
Cons:
The caulking and baseboard connections are not very well done which traps moisture and dus. The rubber part that seals the tub around the walls will get moldy due to the material and how it was applied, and so it is pretty annoying seeing reoccurring mold despite weekly cleaning.
Advice to owner:
Please invest a bit more on chaulking and baseboard connections

A nice building with a few flaws

Juan is the most awesome concierge and a great person. The apartment view is great and the floor plan was spacious.
Cons:
The rent is absurdly high. The monthly extension offer was $2k more than the orginial rent price. The surrounding area is very commercial and doesn’t have much character. Energy bill is also extremely high - the apartments have terrible heat/cool efficency.
Advice to owner:
Dont pile garbage directly outside the building entrance.

Cons:
Beware of Equity Residential. The building itself is well run but if you plan on staying here more than a year you will be fighting 10-20% rental increases annually (both pre and post COVID). They don’t allow for any flexibility and will not help you out in any way even if you are a longer term tenant looking to move within the building. Will never live in another EQR building.

Advice to owner:
Don't increase rents by 50% and your apartments wont sit on the market for 2 months.

Fine but overpriced

- Great neighborhood - Wonderful doormen - Decent amenities (gym and terrace) - Very efficient apartment layout that makes use of the smaller space (high ceilings, great closets, full size kitchen appliances including trash compactor)
Cons:
- Apartments are not soundproof and you can hear 6th Ave sounds at all hours of the night - Dirty street, especially when piles of trash from trash day get torn apart by homeless people and leave the wreckage everywhere (happens far more often than it should) - Laundry machines break often - Large, impersonal management company that did nothing to help tenants during Covid - Overpriced for how completely average everything is
Advice to owner:
Offer a fair market increase instead of jacking up the price like crazy every year and making tenants go through a long and frustrating “negotiation” that was never a reasonable offer to begin with...
