Apartments are big and nicely renovated. Good amenities (for a mandatory fee)
Cons:
Elevators are always out of order and there are not enough to support the amount of people living here, especially considering everyone flexes their apts. there is constantly construction that makes it disruptive to work from home, and reduces access to the roof.

The worst building in Manhattan

The apartment itself is fine.

Basically everything else. The management company is terrible, unresponsive and unhelpful and manages *nothing*. They’ve been repairing elevators on the north tower for nearly 2 years leaving 35 floors with only two barely functioning elevators. Even now that it’s “done” they still constantly break down. Most of the people who live here are young and party constantly. There’s been vomit on one of the elevator doors for months and on my hallway wall for over a year. While maintenance comes fast, unless it’s an easy fix they’ll jerk you around. It took months to get our AC fixed and they replaced it 3 times with other non functioning units before we got one that worked. The rent is insane for how crap the amenities are. Also the management office workers park their cars on the sidewalk behind the building and expect security to watch it for them.

Elevators never work and there are 350 units on each side of the building. Mgmt is extremely rude and unresponsive. Package room loses items all the time and is also rude. Gym is closed half the time, roof is also never open…but they charge for all of this

Incredible staff that have you covered for any package, delivery, guest, etc. Awesome amenities and views (duh). Spent my first 3 years in NYC here and wouldn’t change a thing... except the one elevator that’s always broken.

Broken elevator like once a week, young party kids on the roof often (pre-covid), amenities are not always cleaned well until covid happened and they had to be.
Advice to owner:
Make sure elevators are safe and actually work. Enforce kids partying on the roof, clean elevators more often, clean second floor public bathroom space

Apartment was not cleaned or exterminated prior to moving in, leasing office said “they were to busy”. They “accidentally” sent us the wrong lease with higher rents then stated twice. The rooftop doesn’t allow guests thurs-Sunday. They will nickel and dime you every chance they get.

The FDR is so loud especially early morning and late night commuters who speed with cars that are modified to make a lot of noise. The helipad is across the street so it’s also super loud. The ferry is also across the street so the exhaust comes into the windows. 15 min uphill walk to the closest train. Terrible location if you’re a commuter. Things are constantly breaking in our apartment. The fridge door has popped off multiple times and hit me in the face. The bathroom already had water damage from the day we moved in. The bathroom wall was making a bunch of noise 24/7. We needed maintenance and no one came for a week. My heat wasn’t working for the first week and I had to submit a maintenance request multiple times, and I moved in during winter.

Absolutely no ventilation in the apartment, yet I can smell other people’s cigarettes. Cabinets are cheaply made and IKEA quality.

Elevators are always broken which results in long wait times (10min minimum) for the elevator. They’re always fixing the elevators. It’s ridiculous.

They’ll tell you that you can have walls for a flex room in this apartment to get you to sign, but then tell you something different once you try to make arrangements.

They also require you to pay for all utilities and $350 a year for amenities that have a lot of restrictions.

The package room people are terribly rude and always closed.

The people that live here are also the worst. They’re all loud, rude, self consumed frat bros.

This place will try to milk money out of you. I wish I never signed a lease here. I hate it.
