Failure to follow tenant law, fails to maintain building systems, nonresponsive
Former Tenant
Pros:
Location (right off central park and subway around the corner)
Cons:
Construction without permits (issued stop work order); failure to maintain indoor air quality; failure to maintain building systems; failure to communicate to tenants ANY work planned for the building (no notices); failure to maintain reasonable heat in common areas; tenants pay for their own (baseboard) heat which adds $600+ per month Dec-Mar; no intercom/buzzer system for deliveries or visitors, no laundry, no storage, walk-up; Spectrum equipment on the roof means having random workers day or night in the building and on the roof; maintenance staff steal from tenants and when reported owners do nothing; facade poorly maintained; the floor has sunk about 2 inches in 4 years and structural integrity is questionable. Basically, do not rent in this building, it is intolerable.
Advice to owner:
If you would simply follow tenant law you will not have so many fines from the City after your tenants are left with no choice but to report your report offenses to the city. So easy! Spend money on maintaining the building instead of only spending money to save yourself money or to make yourself money.
