Standard old pre-war building priced as if it were luxury housing

Pros:
The super is amazing and it’s in a great part of the UWS.
Cons:
Sound control between units is non-existent: even normal walking around by your upstairs neighbors will sound like elephants running a marathon to you. This means your neighbors will also hear you. Property manager is horribly incompetent- they didn’t tell me extensive construction (like scaffolding going up) would be required in my residence, which would also cause me to loose access to a significant portion of my residence, and all of a sudden a bunch of contractors forced their way into my residence with no notice given to me and no property manager or super on-site to explain who they were or what they were doing. The contractors called me a bitch when I told them to leave and threatened to hit my dog - so that’s the quality of people they hire and who will be in your home. The hallway carpeting in the common area is pretty gross and there are some holes in the walls that have been there at least a year. There’s laundry in the building but only 2 small washers and dryers and one washer has been broken forever. No repairs are done on the weekends - for example, someone’s key broke off in the main door to the building on a weekend night, so we all had to wait several days with the door to our building propped wide open because they wouldn’t send a locksmith on a weekend.
Advice to owner:
Hire more competent management. The super is great, but you need a property manager who is organized. It’s no wonder you’ve had a vacant unit for 60+ days during the hottest rental market NYC has seen when you allow your properties to deteriorate and refuse to spend even a few hundred extra dollars on simple improvements.

mostly good, but needs improvement

Pros:
- hands down, the best Super you will ever have anywhere - good amount of space for cost - exposed brick - my apartment has an updated kitchen (stainless steel appliances and a dishwasher) but it's very small - the building allows pets and most of the pets in this building are friendly and quiet (sometimes they bark when you walk by but it's never bothered me) - in the lease, they mention that they do not allow any smoking in or near the building (however, see con list) - wonderful street to live on - minimal street noise
Cons:
- had 1 cockroach and 3 mice within the first 8 months until all the holes were patched up from behind the fridge/oven/dishwasher (now it's pest free!) - walls aren't super thick - you can hear tv from the neighbors below and next to you. and if you live in a duplex, you can hear your neighbor go up and down the metal spiral staircase if they walk heavy. unfortunately, my neighbor does not care even after a friendly request to take the stairs more gently (like I do!!). this neighbor is a night owl and can make noise up until 3am. - staircase and hallways are super dated and gross - the carpet needs to be replaced and the walls are in desperate need of attention - there are 2 washing machines but 1 of them hasn't worked for at least a year ($2 for wash and $2 to dry a load) - raised my rent $100 since last year - a huge piece of stone siding fell off the side of the building a couple of weeks ago (which could have killed someone) and there is now scaffolding covering the front of the building - a smoker moved into the building a couple months ago which not only makes the hallways smell awful but also seeps into the apartments (i'm not the only tenant frustrated). management has only sent 2 non intimidating emails to the general tenants. they are being negligent as this is a health hazard.
Advice to owner:
- fix the washing machine - replace the rugs in the communal space - enforce the non-smoking rule - pay the Super more, he's wonderful
