Friendly neighbors, nice units, management needs work

Pros:
Neighbors, location, washers and dryers in building, quiet street, good trash control, stairwell is nice, good lighting in the hallways.
Cons:
Management is unresponsive and often passive aggressive. Bully-like communication.
Advice to owner:
Please respond to maintenance requests within a timely manner. Please do not avoid phone calls from tenants are asking for an update about repair or maintenance, just communicate to the building so there’s an accurate timeline.

Great building, but the property manager Sedrick Jean-Baptiste is horrible

Pros:
Great neighbors, wonderful neighborhood.
Cons:
The worst thing was the property manager Sedrick Jean-Baptist. The boiler kept breaking (no hot water for 18 days, and heat was off at one point for a few weeks). Sedrick Jean-Baptist was the least responsive manager, and only responded when it came to our move out (when are we vacating, when can we snow the apartment, sometimes not even giving us more than 24 hrs notice). He also promised hot water credits but they never came - he gaslit our neighbors into making her feel like she shouldn’t get them. We probably wouldn’t have gotten the hot water fixed had we not all called 311. Now he owes us a lot, but he probably won’t give it to us. We had to email him over 4-5 times to finally get our window screens installed…something that should maybe take a few weeks but took over three months!
In the end, he was just shirking his responsibilities as a property manager because the property ended up selling. So, he chose to pass on his responsibilities to someone else than to actually deal with them and leave everyone extremely unhappy.
Advice to owner:
Actually listen to your tenants. Treat them more than just money. And actually keep your word. We’ll see ya in housing court!

Great location, awful property management

Pros:
In-building super is friendly, modern appliances, laundry in basement, relatively clean hallways
Cons:
Property management is incompetent. The whole building did not have hot water for 3 weeks in summer of 2022, and when it finally did get fixed and there was written confirmation that there would be rent credits given to everyone for the days with no hot water, mgmt has completely failed to give us any credits. It has now been months, and nobody has had credits yet. Property manager either doesn't know how to do his job, or is stretched so thin / has no resources that stuff just falls through the cracks. Important emails are not responded to, rent credits are never returned. Also, the owners are money-hungry. Brokers were showing up to our apartment to show the listing weeks before our scheduled move-out, and we were told it was because the owners were pushy and wanted to take advantage of the soaring rent prices.
Advice to owner:
Put your tenants first, not your profits. Also, have property management that is responsive, friendly, and doesn't intimidate or threaten tenants when we voice needs. We know our tenant rights.

No Hot Water, No Compensation

Great location. Great windows. Great Super.
Cons:
Terrible communication with landlord, Sedrick Jean-Baptiste from Infinity Collective. Hot water was out for 18 days. He promised compensation, but never delivered.
Advice to owner:
Sedrick Jean-Baptiste, follow through with your promise to compensate rent for the 18 days with no hot water.
