$700/Month Rent Increase

Pros:
The doormen and facility guys are great, and common places well maintained.
Cons:
1. Heating issues—some apartments too cold, some too hot. We had both. 2. Landlord proposed to increase rent, outside of what comparable apartments rent for 3. Outside noise levels can be intrusive 4. Small lobby 5. Ancient washer dryer that is not energy efficient

Pros:
Junior our super is wonderful. The elevator concierge team is also phenomenal warm and friendly.
Cons:
The metropolitan equities team (management company) is some of the rudest, unprofessional, and unreasonable people I have ever dealt with. They recently made "Enhancements" on the buildings heating system and now every tenant is complaining that it is freezing in our apartments. The SUPER is even slipping letters from other tenants under every persons door to encourage them to complain to the CEO, Kevin S. to do something about it. Aside from this any time you reach out to the metropolitan equities team via email (no phone number is provided ever)specifically Christa, Stewart just to name a few they respond with short, rude, and with zero empathy, compassion or people skills for tenants paying thousands of dollars to you every month.
Say a prayer for all of the tenants at 698 west end avenue this weekend with 7 and 1 degree temperatures on Friday and Saturday because our building management company is more interested in gaslighting us vs. providing sufficient heating and living conditions.
Advice to owner:
Let people out of their lease so they can run away from this embarrassing property management team.

Quiet no frills apartment on UWS

Quiet in between floors Clean Safe
Cons:
Doormen don’t actually open the door often Limited light in apartment Limited outlets and storage Management doesn’t really fix something- they do a half try and say they are responsive Never a bug or rodent like some other buildings or units
Advice to owner:
Actually fix things that are broken (fridge/ bad dishwasher/ clogged sink) correctly the first time
Electronic payments Cigarette smoking wafting in halls from certain units

Pre-War is both good and bad

Pros:
Friendly, helpful super and doormen. Building is kept clean in common areas. Nicely sized apartments. Quiet building.
Cons:
Long-standing roach infestation issues. Only 1 elevator that cannot be operated by tenants - have to wait on doorman to operate every time. Strong odor from paint in unit. No electronic options to pay rent.
Advice to owner:
Bring the elevator and rent payment situations into the 21st century!
