Overpriced but what isnt

Pros:
Great location, nice neighbors, quiet for the most part
Cons:
dishwasher barely worked, oven was so finicky, massive leak in ceilings with black mold (only patched). Locks are bad

Unresponsive management (claim they don't have internet at their office so can't email with anyone?). Had a leak in our ceiling and it took them 6 different times to fix it for good.

Decent space for what it is

Pros:
Great light (south facing windows), big space for the price, has a dishwasher, great water pressure, haven’t seen any mice , on the same block as the entrance to 1/2/3 subway
Cons:
Occasional leaks, big cockroach problem initially (but we called and they came to spray the apt the next day), dirty hallways (though they are cleaned once in a while), appliances are slightly outdated
Advice to owner:
Update the appliances, make sure the apartment is clean before new tenants move in, fill in holes between the molding and floor

no mice that i’ve seen, spacious apartment layout, trader joes + whole foods only a few blocks away, close to the 123 trains
Cons:
there are so many, so i’ll just list them:
-FLY INFESTATION! little gnats come out of every pipe, and literally hundreds of big flies buzzing around the outside building AND on the stairwells!
-Garbage everywhere (inside and outside the building)
-lowkey sketchy area at night, there is a hotel full of druggies right next door , and a crazy man across the street who screams bloody murder and punches the air at all hours of the night
-the super NEVER answers when there’s a problem! the one time he picked up, the second i spoke he hung up on me. had to pay out of pocket for every apartment issue that he was responsible for
Advice to owner:
-get an exterminator to fix the fly issue, it drives everyone crazy
-PLEASE HIRE A NEW SUPER!!! WHEN THERE ARE ISSUES THE SUPER NEVER RESPONDS! ITS LITERALLY HIS JOB!

Okay place to live, if you don’t mind disgusting common areas

Location, apartment size, and quietness. Neighbors seem to be pretty chill, even though people are moving in and out all the time.
Cons:
There’s no Super at all on the premises and you are not allowed a phone number contact him directly. You have to call the management office to schedule the Super to come, which they ignore you unless it’s a big problem. Tells me that he doesn’t live nearby or works for multiple buildings around the city.
FILTHY. This place is disgusting in the common areas! No one cleans the common areas, it’s been dirty all year long. Have walked over the same spills, stains, garbage for over a year. No one cleans the trash off the common area floors, I wait and then I usually do it.
There is a major bug problem with no actual way to schedule an exterminator. There are open holes and crevices that are ignored, so pests easily come and go. Rat traps are not managed regularly, because I took the garbage out and watched a rat come out of a trap, then take trash back into the trap with it. There are more rats around at night and coming in/out of the building you have to jump over scrambling rats all over.
They charge an arm and a leg because of the location, but they don’t take care of the building for their residents, so it’s not worth the insane prices.
Advice to owner:
Take care of your building and show that you care more about the residents who you rent to. You might be surprised at how well it would work out for you.
