avoid this building. you can find better.

Pros:
the rent was the cheapest i could find for a studio, it’s near a bunch of great food, and pretty close to transit stops
management recently added a laundry room in the basement, which is convenient since it is open 24/7 (closest laundromat has last wash at 8:30), BUT to get to the laundry room you need to walk through a pretty gross private alleyway. the alleyway is open to the elements.
Cons:
it took about a month to get the heat working properly in my apartment— I was not notified of the unit having heat issues before signing my lease, (no heat for a MONTH in March) and i had to prompt management several times for updates for them to take action (ex management ordered new thermostat, they did not install until i asked for an update on the situation— meanwhile my heat was auto-set to it’s highest setting, con ed charging me for it) (+ management being entirely unhelpful, providing no heat alternative, and telling me I had to work with ConEd to get the meter unlocked when it was locked due to management not paying electricity bills inbetween tenants)
i have also had MANY packages stolen if left by the mailboxes for more than a few hours (definitely not ideal if you have something delivered while you’re at work)

Pests and bad management

Cons:
Very rude property manager (just the lady, the other guys are fine). Like yells at you over the phone kind of rude. When we moved in, we were killing about twenty roaches a day. Tried calling and emailing management and the super multiple times. Never got a response from either. The super here is terrible and management straight up ignores maintenance requests. If you want anything to get done, you’ll have to just show up at their office.

Shabby building, barebones apartment

Great neighbor community in building, friendly neighborhood, community garden next door, management office in building.
Cons:
Maintenance of building not great, packages pile up, entryway stinks of trash. Management not always responsive. Mice in apartment.
Advice to owner:
Clean the entryway/mailbox area more.

Good starter NYC apt

Great location, large bathrooms for NYC apartments, monthly pest control, very responsive management.
Cons:
Windows are single pane and poorly insulated so winter is a bit cold (or expensive if you want to shell out for heat).
Advice to owner:
Include heat in rent.

Management slow to respond

Cons:
Management is slow to respond to issues via phone and email so if you have an issue on the weekend or at night you’re out of luck. They do not have the super on call 24 hours. They have an office in the building so it’s easy to talk to them during office hours on weekdays but if you don’t work from home that’d be tough to access. I’ve had issues with my boiler/ heating in the winter but each apartment has their own boiler so this will vary by apartment. Heating in the winter costs minimum of $100 in the winter and cooling is typically the same min of $100 in the summer as well. Heat is not included in rent. I have seen roaches in my apartment even tho there is an exterminator that comes monthly and I also spray on top of that on my own. I have also heard a rat in the walls although this happened for the first time within this past year (2021). Update: several tenants upstairs have complained about seeing rats and management has not responded adequately. Overall it’s clear that management doesn’t want to invest in the building. Things could be nicer overall. They could make capital improvements to the apartments but furnishings are from an older style and they try to patch things up instead of replacing re: my boiler and shower head. All of the stoves in this building are small and are slow to turn on so be wary of that.
Advice to owner:
Invest in capital improvements and have a super on call over the weekend and at nights for emergencies.
