The best super!

Pros:
We moved into a newly renovated unit in 2019 and stayed for 5 years so that says something about the state of the building! The super is phenomenal, and the apartment had W/D in unit.
Cons:
The heat was often inconsistently turned on in the fall and spring so we used space heaters consistently. The property manager wasn’t very responsive to a broken dishwasher in the first month and we had to threaten to withhold rent after he didn’t fix it for six months.
Advice to owner:
Let the super make decisions on what needs to happen in the building

Poor works planning

Pros:
The super and his team, the neighbors.
Cons:
Without warning started major works over 6 months ago. Lobby has been gutted in that time, there was a dirt pile that attracted rats and flies sitting there for months. Now turning off elevator from 1st to 2nd floor for a week with zero days warning. No consideration and in fact outright ignoring specific and genuine need in this case.
Advice to owner:
There are real people who live here and are affected in a material day-to-day way by choices you make. Who is in charge of these building works and how has it been so poorly managed and communicated?

Beware of rats

Great neighbors and great location.
Cons:
We have lived here for a year and there is a constant presence of rats inside the first floor of the building and in the courtyard. There has been constant construction, which is fine, but they have torn up the floors and left piles of dirt inside the lobby - which attracted flies and rats. There are rats living in the walls and there is an infestation of giant flies.
Under these conditions the owners then decided to raise the rent by 37%.
Advice to owner:
Be more responsive to your tenants.

Pros:
The neighborhood is fantastic and our super, Jose, is the extremely kind and reliable.
Cons:
Management is horrible. They do not care about you. There is currently a rat issue on the ground floor due to ongoing construction (wet, moldy floors, holes in the wall where rats scurry to) with no end in sight. We don’t receive updates, we receive attitude and rent increases. I have no doubt that at the end of our lease, we will receive a lease renewal with a ridiculous rent increase even with the rodent and construction issue that has been ongoing for 6+ months. I wish I could post a picture of our lobby. It’s horrifying and disgusting.
Advice to owner:
Think about your tenants. This is a poorly run building and you do nothing to show compassion and you only care about money and recouping after the pandemic. You do not get my recommendation and will keep a lookout for other listings that you may be attached to, so I can avoid at ALL costs.
