Pros:
It was fairly affordable, large space
Cons:
The restaurant downstairs is way too loud from Thursday - Sunday. They bring in a live DJ and it goes nonstop from the afternoon to 11am
Advice to owner:
Bring the rent down even further. It’s not worth it otherwise

Pros:
Accessibility to subway Good floor plan
Cons:
Thin walls. Water dripping within walls. Unresponsive ownership. Ownership did not care for tenants during COVID and 80% of the building moved out.
Advice to owner:
Care about your tenants and think about long-term longevity
