Run Far Away!!!

Pros:
This unit seemed nice—it has a dishwasher and a washer/dryer but the washer/dryer came broken so don’t be fooled. The only good thing is that the unit is rent controlled.
Cons:
No hot water Bed bugs in the building that were NOT stated in the lease like they’re supposed to be. The absolute rudest and unresponsive management Washer/dryer came broken We were approached by a non profit to help us because this management is so notoriously bad. When I say run away from this unit and anything managed by the same company, I mean sprint. Plus neighbor blasts music for hours on end into the early hours of the night
Advice to owner:
Stop scamming people and actually take care of your properties

Don’t Rent Here

Pros:
Never had issues with stolen packages. In-unit laundry. Great distance from Riverside, Morningsids, and Central Park and the 1 and B/C. Good stores down on Amsterdam Ave, pretty chill area.
Cons:
Hot water issues almost every other week. Unfortunate combination of an old structure + bad maintenance throughout the years. Badly constructed in kitchen & bathroom - gaping holes in the cabinets in certain areas like bottom of bathroom cabinet & under the kitchen sink. Bathroom is tiny, making everything more prone to mold - management won’t fix vent in bathroom and say to just open window. Major mice & cockroach issues. Listing the apartments with no-broker’s fee guarantees that they will always have people clambering to get in (and means they don’t have to fix maintenance issues long-term bc people never renew so the new people go in blindly).
Advice to owner:
Replace the boiler!

Worst rental experience ever

Close to train and central park. Plenty of stores around.
Cons:
Everything you could imagine in a rental place. Dirty, massive rodents in between walls, dead rodents all over the basement. In 2 years never met the building manager. In 2 years they sent pest control twice. So many rodents my apartment got infested with flea beattle that bite us all over until we bomb the place. Rent was raised 84%.
Advice to owner:
Not sure where to start, the rat problem is overwhelming.

good price, pretty, great location, good hot water and heat
Cons:
nobody responds, german roaches in the building, no bug screens
Advice to owner:
get a better super and bug bomb / deep clean the place

The area is the only good thing
Cons:
If you are ok dealing with rats this is your place They run, scream, scratch at the walls, ceilings, and the smell is so strong that irritates your eyes In the garden apartment is so incredibly hot that two air conditioners working 24/7 all year aren’t enough to make you confortable And because living here isn’t horrible enough, the landlord bring a new lease with a 85% increase of the rent, almost the double!!!
Advice to owner:
Please take care of the problems, living in this building is a dangerous health environment for tenants
