Pros:
Hallway has lots of character, appliances work, great light and comfortable space. Building management was reachable and in the last couple of years and largely sympathetic to concerns.
Cons:
Repairs were sometimes slow to happen (leak in my apartment ceiling took years to address properly), landlord prefers cheap fixes to longer-lasting repairs, difficult to get help from super/building management/anyone outside of strict business hours.
Advice to owner:
Invest in fixing a problem properly instead of putting a bandaid on it.

Excellent location, building is kept clean
Cons:
The unit is kinda falling apart - but only in small ways that don’t really make much of a difference.
Advice to owner:
Take care of the little things in the apartments

The hallway is nicely decorated with flowery wallpaper giving the entrance some New York sharm.
Cons:
Nothing I can think of
Advice to owner:
Maybe apply double glazing as the street gets noisy because of the post office next door. This is in addition to sirens of ambulances heading to the nearby Mount Sinai center.
