Average for the Upper West Side
Former Tenant
Pros:
Location to great restaurants, subway, and busses is fantastic. Very convenient to Riverside Park as well.
Cons:
Half of the building staff are nice, but the other half are rude, unfriendly, and loud. The super smokes outside of the building. One of the doormen doesn’t even open the door for us, and rarely gives us our packages.
They say they’re dog friendly, but they once sent us a very rude and poorly written letter about peeing immediately outside the building (which apparently got sent to multiple people). It just felt unnecessarily mean in its tone. The management company is also sketchy and doesn’t reveal its address or an email address for residents, which doesn’t let us contact them for any concern that might fall outside of their limited website categories. Ultimately I felt very unwelcome here despite making friends with other residents and being a courteous neighbor/resident. There’s also a lot of construction noise both within the building and on the street.
Advice to owner:
A little courtesy will go a long way to your residents. Let’s build community instead of animosity.

Overpriced
Former Tenant
Pros:
Location, close to subway
Cons:
Poorly managed, overpriced
Advice to owner:
Learn to respect and care for your tenants and treat your employees and staff with respect! Learn what it means to do right by your tenants. Don’t be so cheap in the way you make repairs. Don’t be cheap in the way you upgrade Apt’s.
Cheap landlords who charge the highest rents are the worst. That’s you!!

Treats everyone equally: equally nasty to all tenants!
Former Tenant
Pros:
The apt. Layouts are nice.
Cons:
The management is totally unresponsive to any complaints. If you complain, your lease will not be renewed. Recently, the school zoning for our building was changed from zone II to zone III so that tenants may not send their children to elementary public schools south of (below) 100th Street. Only elementary schools above 100th. Lots of tenants are therefore moving out. I have heard repeated complaints about harassment of tenants by owners including a recent lawsuit filed in NY State Supreme Court. The landlord is so cheap he uses every tactic to force tenants into compliance. An equal opportunity harasser! I personally had 14 DOB violations in my apt. Landlord recently received summons and $600 fine from Department of Health and Mental Health (DOHMH) for garbage/waste conditions that attract rats during the pandemic!
Advice to owner:
Learn how to be nice to your tenants and show respect for them. When a famous rabbi tells your management that you do not act in a morally correct way in your business, you should listen instead of trying to evict him!

Stay away; lots of issues
Former Tenant
Pros:
Location is good
Cons:
The doorman is insane. He would yell at me at the top of his lungs all the time for nonsensical perceived sights (eg he said I failed to treat him as a “mentor”). He also threatened to steal my packages because I didn’t show him enough respect when I came home from work. All the residents hate him but apparently the building won’t do anything about it because he’s union. The building is also poorly maintained and I had lots of bugs while living there.
Advice to owner:
Fire crazy doorman.
