Update: New Landlord

Pros:
washer/ dryer in basement
Cons:
The archdiocese of Bulgaria has become the new landlord and they've hiked up rent 30% since 2020 even though they're a non profit that gets tax benefits.
Advice to owner:
don't be so cheap

Pros:
Quiet street, solid super, responsive land lords for the most part, location is great. couple of noisy neighbors but nothing intolerable. small building, laundry (but machines are old/coin opp)
Cons:
Have dealt with roaches and mice on 2-3 occasions.They kept coming out until it was taken care of. Doesnt seem to be a consistent pest control plan. Not rent controlled even though it qualifies. no electronic payment, not a lot of natural light. in the back of the building. very drafty when cold, have to put plastic up.
Advice to owner:
come up with a regular pest control plan.

Cons:
Moth in basement untreated Heat malfunctioning in winter Windows have tons of draft so it’s really Hard to heat or cook the space

Pros:
Seemingly Well priced and quiet location Landlord is responsive but his handymans are a nightmare to deal with. So he’ll say yes xx will come tomorrow then no one shows up for 3 weeks. Then after repeated attempted calls to the landlord he’ll get annoyed.
Cons:
HUGE Moth problem in the basement The basement floods frequently and people keep their fabric-based belongings on the floor which has created a moth problem that was never resolved so if you move in don’t put anything in the basement. No heat in the winter (54 inside our apartment in the dead winter) - the windows are old and draft is everywhere. We had plastic installed on the windows to keep draft from entering and it froze and bursted it ... The landlord doesn’t keep his word - put every single thing you agree on in writing with him, his word is worth nothing. He Doesn’t repaint after a long term (3+ Y) tenant leaves and tries to remove prior stains from your deposit The super never answer so forget about him The apartments facing the rear of the building all hear the noise from the boiler tubes coming out every 20 min. The apartments are dark and get almost no light because of a super close building next door
Advice to owner:
Keep your word and be human. Real people live in your place it’s inhuman to treat them the way you do. Also they pay you hard earned real money so be fair.
