Great ideas but poor execution

Pros:
Great location
High ceilings, wood flooring, nice countertop
Nice shower
Cons:
Landlord responds to complaints (noise, pest, maintenance, etc) but doesn't really deal with them actively.
Slow maintenance, staff probably underpaid so that they flake all the time.
Roaches (a lot) and rodents.
Poor structures lead to blasting noises from upstairs and shaky walls and floors if you have stompers above you.
Inefficient baseboard heater. Heat and hot water not included resulting in expensive energy bills.
Dated washers and dryers. Dryers don't work well.
Package thieves.
Insufficient counter space in the kitchen
Small fridge. No microwave.
Advice to owner:
The property needs to be more well maintained. You did some good things but unfortunately not enough. You need to be way better.

The landlord does not care

Pros:
The apartment is near an express train and the first floor ceilings are very high
Cons:
Neighbors are loud and we have heard many domestic violence issues within the building. The landlord does not care. The police do not care and most nights it is way too loud to sleep. The landlord did not care when we had mice. They did not care when we had roaches, and have only contacted us when we didn’t pay rent because we thought we had the month off. Our buzzer has been broken for months and we were told it would be fixed. Even got contacted by an electrician that never showed up. This happens way too often with any issue we have and we will not be renewing.
Advice to owner:
Take care of your building. People have to live here.
