Roaches Ruin Everything
Former Tenant
Pros:
Great location, close to subway, right across the street from Saint Nicholas Park. No issues with heat. Building was cleaned usually at least weekly. Super was somewhat responsive (depending on the issue would take time to address it or needed to be reminded about it).
Cons:
Roach infestation wasn’t under control for the duration of me living there. They have monthly treatments from a pest control company but they barely do anything.
Advice to owner:
Hire a better pest control company

422 Saint Nicholas
Former Tenant
Pros:
Quiet building that's close to the train. Right in front of Saint Nicholas Park. Never had issues accessing a washing machine when it was time to do laundry. Owner was responsive to issues.
Cons:
A bit dark on the street. Water pressure was iffy if you took a shower during the day.

So-so building- landlord needs to do a lot of work to improve
Former Tenant
Pros:
The landlord and super were generally responsive to concerns. The apartment was newly renovated.
The landlord was fair during the pandemic and to my knowledge did not evict anyone and let people stay in their units paying only a portion of the rent depending on their personal situations.
Cons:
Some of the neighbors were disruptive and loud.
Trash was sometimes all over the place.
Only one washer/dryer in the building for 10 units.
There were occasional boiler issues/heat and hot water going out.
Packages were stolen too frequently for it to be a fluke.
Advice to owner:
The building needs to be better maintained and disruptive neighbors should be handled better. It would also be helpful to have cameras and take concerns of theft seriously because that can actually be dangerous if that escalates.

This building, the neighbors, the landlord and maintenance sucks
Former Tenant
Pros:
Location, location, location.
Cons:
Literally everything else
Advice to owner:
Stop forcing new tenants to slum it with these miscreants. Have more consistent maintenance as they go missing for weeks/months at a a time. Pest control needs to actually show up during the scheduled times. The landlord does not like to be reached by phone which make emergencies even more intense so you know...fix that. The neighbors will invade your privacy if you let them and steal packages so have a better system in place. And update your rent payment to online/ through apps bc wtf...

Good building, great community.
Former Tenant
Pros:
The units are up to date with working appliances (stainless steel). Depending on which room you are in, it’s very spacious. Ceiling fan in the biggest room. Can be very noisy on the North facing side as your directly across from the park. If you want a lively neighborhood that shouldn’t be a problem. Building management is super speedy to fix anything or respond to questions. Laundry in building and tenants are all super friendly.
Cons:
Cleaning at the front and on the stairs can happen more frequently. Its a walk-up. There’s only one washer and dryer.
