Rent stabilized units, many units have laundry in unit, caring super, rooftop access, monthly exterminator visit
Cons:
Outside planter rats, sound echoes in interior courtyard
Advice to owner:
Label the staircases with the unit letters

Advice to owner:
When your residents’ appliances break down, just fix them. Certainly you expend as much effort in dodging your tenants’ calls as you would in just getting an electrician, a plumber, etc., to come over.
