You get what you pay for

Pros:
Dirt cheap, plenty of living space for a railroad style unit. Exactly what a roomate and I needed at the time. Also room in the kitchen for barstools and a butcher block to eat at (not everywhere has kitchens like that in Manhattan).
Cons:
There really wasn't any investment in maintaining or modernizing the units. No modern fixtures, old cabinets, etc. The tiles in the tiny shower fell out right before I moved out. Maintenance requests were sometimes responded to quickly, but often waited a week or more.
Advice to owner:
Invest in the property.

Pros:
No bugs, new super is nice and responsive
Cons:
Management is trying to buy out the people who are in rent stabilized unit, they left us without a kitchen sink for a month, we got the wrong keys on the first day and couldn’t get into the apartment, rent went up $1000. Monarch realty is truly E V I L.
Advice to owner:
Remember to treat people like people.

Close by many trains.
Cons:
Easy access to gain entry to building. Packages are stolen frequency. Pest and heat issues.

Pros:
Hamilton Heights is a great area. The super is very kind.
Cons:
The building is very dirty. We had mice for almost the entirety of the lease, packages were often stolen because some of the mailboxes were broken, there are rats everywhere because the trash is not well handled, building management is very hard to get ahold of.
