Building Is Great BUT Property Owner is Not Good and Superintendent is Lazy

The building all in all is pretty nice. Elevator doesn't go out too often and everything pretty swift like almost any other building BUT the cons outweigh the pro's for anyone looking to move here. Just Don't, after a month or two they will treat you like everyone else.
Cons:
There is NO WAY to get in contact with the property manager or anyone to report the property manager to. The Phone number provided is NEVER answered and IF SO ON A RARE OCCURANCE you will be routed to a Voice mail. Then they will stop answering your calls once they know your number. EMAIL is also a game of chess as they answer on their time with annoyance. If Langsam Property doesn't have the ability to maintain tenants needs they they need to be replaced by a better company. Alex Salamea is not capable of handling this building at the sakes of tenants health and issues. Wilson the superintendent has an English language barrier that is nearly impossible to deal with and constantly finds excuses to not make repairs.
Advice to owner:
Find a better company and superintendent

Pros:
Close to trains and buses. Plenty of grocery stores and bodegas in the area. Plenty of restaurants and bars in the area.
Cons:
Constant malfunctions of appliances in the apartment. The washing machines won’t last more than 4 months before having an issue. The dishwasher doesn’t fully clean dishes and the light fixtures in the ceiling are very fragile.
The super is the WORSE with getting a response from. You text/call him multiple times a day and won’t get a response till next week, if that and will have to reach out to the renal company to let them know what needs to be repaired THEN let them know that the super is being irresponsive.
Even if there is a repair in a timely manner, a lot of it is patch work that gets done too quickly only for the appliance to break down again a few weeks or months later or wall/ceiling damage cause of a leak that is constantly overlooked.
Some good neighbors, some not so good neighbors. Be warned, if you are in a unit where you have neighbors that have little kids that live above you, be prepared to have to wear headphones constantly. Experience for about 3 years, constant noise of the neighbors above me with little kids running all over the place and anytime during the day and even several late nights. And when that wasn’t happening constant heavy objects being thrown to the floor, including barbel weights. Made constant complaints to management about it only for them to say they’ll make a call to the tenants but nothing ever changed.
Management does little to nothing when you have an issue whether it being neighbor related with another tenant in the building or the super taking their sweet time to respond.
Advice to owner:
Get the building fixed.

Pros:
Nice building in the area
Cons:
Rent flying incredibly high at an incredible rate. Most tenants won’t last long and there are 0 options in bartering with your landlord because you’ll never know who he/she is. Property managers are the only ones who you’ll hear from and they don’t care about what’s going on in your life or if the rent increase is too much.
Advice to owner:
Be better instead of being like every other NYC landlord.

The pros are the other tenants in this building. That’s it.
Cons:
- Landlord and super are completely unresponsive - I just went the entire winter without heat. I have been emailing them about the lack of heat since October. Nothing has been done aside from gaslighting - There are only 3 working washing machines for the entire building. The other is eternally broken. - Your clothes smell moldy after using the laundry room - everything in our unit is falling apart — walls, windows, paint, floors. They do almost nothing to fix it. - The street outside is ALWAYS loud
Advice to owner:
ANSWER YOUR TENANTS WHEN THEY HAVE AN ISSUE

-Laundry room in building -Close to public transportation -Many restaurants and bars in the neighborhood -Plenty of supermarkets in the neighborhood
Cons:
Sidewalk can be tended to more to be cleaner.
