Decent building, poor management

Pros:
Elevator, super is responsive, neighbors are friendly
Cons:
Lobby and hallways are run down; floors and stairs are cracked in many places; security is often lax because non tenants buzz random apartments until the front door is opened which has led to theft from the lobby; non tenants, some selling drugs, buzz random apartments all hours of the night to be let in. It was almost impossible to get ahold of someone in the landlord's office, often taking days or weeks of repeated calls and emails if there was a question about billing, lease renewal or other admin issues.
Advice to owner:
At the least, tepair and clean the lobby, stairways and hallways; get a better lobby entry system to deter non tenants entering illegally

Lovely Space but Unresponsive Managment

Pros:
Great location (the C train subway is just around the block, lots of grocery store options, plenty of historical destinations), large units (for NYC), a mix of long-time residents and transplants (families live here!)
Cons:
Broadway Associates LLC (Managment) is unresponsive, unprofessional, and a little sketchy. It takes weeks to get a response for anything and a lot of pressure on the company. We had a cockroach problem and it took the company 3 weeks to respond about. Also the landlord showed up 4 hours late to my lease signing. I once ran into the building owner and they talked about how stupid rent control is as well…
Lovely people living here, however the people who own it are questionable.
