Super is attentive, landlord is cheap

Pros:
The super is pretty responsive, but is limited in resources for fixing stuff around the building. Neighbors aren’t great, but definitely not the worst in the scheme of the city. Haven’t had issues with stolen packages or anything like that. Pests aren’t a big problem either, exterminator sprays once every few months in every apartment.
Cons:
Landlord is cheap so small proper fixes while you’re in a lease aren’t happening— super has to be scrappy with the small stuff. This block is pretty loud— cars with removed mufflers speed up the street, blast music, and hang out during the summer months.
Advice to owner:
Extend budget for all fixes

Good apartment at good price

Pros:
Close to the train, super is really responsive and gets things fixed immediately. Some units have washer and dryer.
Cons:
Some units can be loud because of the bridge. Heat can sometimes be really hot during the summer. Saw a couple of roaches while living there, but typical of NY.
Advice to owner:
Hatmane is a great super and super responsive. She made this place amazing.

Maintenance Issues

Pros:
Although there was a rodent issue at one point, our super was on top of it and put out traps and bait every month to get it under control. Great neighborhood.
Cons:
During my time at this apartment there were leaks from the upstairs floor that caused our ceiling to cave in and burst, destroying my roommates bed, it was not handled properly by maintenance.
