Pros:
Lived there for 3 years met great people.

It was very well run at the time by the staff on site.
Cons:
C&C mgmt runs the building in the back end and they are disorganized.

Well managed apartment building located by the 7

Pros:
Rent stabilized for the next couple of years, but it’s about to run out. Fitness center is solid for an apartment. Free bike storage. Location in LIC next to Court Square station is fantastic. Close to Trader Joe’s, Target, etc. Street is at a dead end, so few cars coming through. Doormen are 24 hours and are all nice guys.
Cons:
For some reason, apartment is always too hot even in the depths of winter without heating turned on, and the A/C system is dated. If you face the 7 rail, the windows block out only 90% of the noise and it can get screechy. No in-unit or same floor W/D.
Advice to owner:
Replace the AC units

Pros:
- Super close to so many major subway lines;
- On a dead end street, so no traffic
- The doormen, porters, and super were all really nice and very responsive
- Well equipped gym (free) and good laundry facility with newly installed machines at the end of 2022
Cons:
- LIRR and elevated 7 line create constant noise. - The windows do a tremendous job at dampening the sound, so if you like your windows open, keep that in mind.
- shower floor tiles settled over the years, so water runs out onto the bathroom floor. This is an issue with several apartments, other tenants have shared.
Advice to owner:
Great job with everything, but maybe fix the shower issue… besides that it’s a wonderful building with excellent staff!

Pros:
I liked the concierge and super in the building. They're friendly.
Pets are allowed. I met some good neighbors from the building.
The location is very convenient.
No bugs in the building when I was there.
Cons:
Constructions are going on the same street.
Train sound is loud even if windows are closed.
Rent is expensive.

Nice staff, nice apartments, convenient location to subway
Cons:
Awful train noise coming from the 7, it’s near constant screeching that I find unbearable
Advice to owner:
Be more open with prospective tenants about the train noise
