OUR THOUGHTS:  This converted 19th century firehouse has outstanding curb appeal, and eye catching details in it's interior.  The massive 4,800 square foot triplex boats roughly 20 foot high ceilings, on both 1st and second floors, a private rooftop deck, a finished basement, and private parking garage.  Legally zoned for residential and commercial use, the home best fits a tenant who intends on occupying a live/work space, as the layout and facilities are perfect for any artist, photographer, or musician.  The Garage & Family Room could very well be the best space for photography and painting, while the master bedroom and 2nd bedroom is currently being used as a recording studio/performing arts space.  The main floor boasts a great room that stretches from the front to the rear of the home, and is defined by recessed lighting, a massive skylight, original brick wall, slate flooring, and more space then anyone could use.  The kitchen overlooks the rear wooden deck, and included stainless appliances, an oversized venting hood, and 2 Thermador ranges.   

THE LOCATION:  Nested between Woodpoint and Humboldt, the Firehouse is on a quite tree lined street, steps from Graham Avenue.  By foot any resident can quickly find the Graham Avenue L train platform, several excellent dining options, interesting bars, grocery shopping, and boutique stores.  Within just 5-10 minutes on foot occupants can also reach McCarren Park, in Williamburg's Northside, where local events can be perused.

As of June 11, 2025, the FARE Act is officially the law in New York City. Despite some efforts to block it in court, a judge has ruled that enforcement can move forward. That means renters can no longer be charged broker fees if the broker was hired by the landlord.

On June 21, the NYC Rent Guidelines Board voted in the largest rent increases on rent-stabilized apartments since 2013. The Rent Guidelines Board is responsible for setting the allowable increases on stabilized apartments every year.
