Fine, but watch out for the bills

Pros:
Well maintained, pest-free, responsive landlords and a well-situated building
Cons:
Landlord has all heating and cooling hooked up to electric units that YOU get billed for. Electric can be $500+/mo. Walls are paper thin. Next to a school that makes the street inaccessible by car for hours a day on weekdays.

Pros:
The building is in a quiet street (apart from the casual block parties on weekends), relatively close to the subway (J line Halsey) only a 8min walk. Management is responsive for the most part and understanding. Water gets super hot and super cold (plus it’s included on rent) and every room has tall windows (plenty of sunlight comes in).
Cons:
The mail gets pretty messy very often, I had packages stolen twice. Parking in the street is pretty hard after 5pm. The hallways get dirty sometimes and they don’t clean it up. No “allowed” access to rooftop even tho they are not strict about it but the latter up is a little sketchy. Had some trouble with washing machine for a while but that is finally fixed up (in unit).
Advice to owner:
Be a little more responsive and find a way to sort out the mail issue!

A Delightful Apartment

Laundry, Dishwasher, Easy commute from G line, Beautiful neighborhood and very active management
Cons:
No sunlight in one room+living and kitchen.
Slight baby cockroach problem but nothing major, one seen over 2 weeks only a couple months in summer in the bathrooms

pest control!

AYA is a scam company

Came with linens and utensils, which was nice when I moved to NYC completely on my own
Cons:
These people are just straight up scammers. A list:
-Broker (AYA employee) showed up an hour late to our showing, only one of the apartments he showed us was actually available, and he lied about other tenants. He said one other woman had signed so I wouldn't be the only one (lie) and that all the other bedrooms were full (lie) and that all the other tenants rented through July (lie) so I would need to do that as well instead of through June (lie).
-Management kept blowing me off when I tried to switch to a different unit after discovering all the lies and being stuck with three disgusting men.
-Management threatened to fine all of us for those men's mess because the cleaner complained. I reminded the manager I was speaking with that I had also complained about the mess. She told me the only way to avoid a fine would be to take pictures and update her on the mess constantly to show it wasn't mine.
-Management refused to provide a cleaning schedule even though it is definitely illegal for them to authorize non-emergency entry into our apartment without notifying us in advance.
-A window was broken in the empty bedroom upon move-in. It took six weeks to fix.
-One day the front door alarm just went off for the entire day. It was a Sunday, and we had no way to contact management. It just terrorized us all day.
-When COVID hit, they pressured me to switch to a different unit because they needed to sell my unit back to the building since there were no longer enough new-to-NYC people for them to run their scam on. I was the only one left in my unit because the others had only actually signed through April. I told them I couldn't move out by the end of May but maybe by the end of June. When I got back to the apartment (from my dad's house in the Midwest) they had illegally changed the locks and packed up all the dishes, utensils, linens and everything else they provided. They had also turned off the wifi.

These people are genuinely evil. I cannot advise against renting with them strongly enough.

End it.

Great building, responsive management

Pros:
Clean and modern rent-stabilized building. Maintenance requests are handled via online portal and they are very quick to respond. Saw one cockroach once last summer and mgmt sent someone to spray the next day. Haven't seen one since.
Cons:
I believe it's becoming de-stabilized next year so I expect rent will go up a lot.

Major slum lord actively knows of repairs will not do anything to fix repairs but will harass you for rent

I haven’t seen any rats or roaches inside the apartment or building which is nice. It is a very pretty apartment.
Cons:
Neighbors are loud. One has built a studio in their apartment and have people coming in and out of the building at all hours, which is extremely unsafe. The garbage is usually piled up high, even in front of the window and no one regulates. The super is horrible at cleaning, even though there is supposed to be a COVID clean he doesn’t do a good job. No one ever tries to fix anything, they just put a bandaid on things and call it a day. There is no proper heat in the building and everything is electric, which wasn’t properly explained, so the electric bill is usually $400. Even though the bill is $400 we are always cold because we can’t run the heat for too long. My window is broken and so cold air comes through and no one has came to fix it.

None right now.

Amazing rooftop! Lots of natural light. Half a block from the J / M flushing station. Landlord was quick to respond and resolve issues.
Cons:
The front door keypad would sometimes freeze and then there was zero access to the building unless someone happened to be leaving at the same time you were coming in. The super was sometimes rude and not available during emergencies.
Advice to owner:
Fix the front door keypad so it never malfunctions ever again.

I should have known from the first meeting when the real estate agent showed up 40 minutes late and when I was visibly mad, he responded with “you don’t have to rent here, we have plenty of people interested.”

Then when I said I was in a rush, he said “let’s take the stairs, it’ll be quicker than the elevator.” Spoiler alert - THERE IS NO ELEVATOR.

VERY low water pressure. Please test sinks and shower when you take a tour.

Management refused to fix my roommates bathroom fan. There was electric wire dangling from the ceiling. It took 2 1/2 months until we threatened to get a lawyer.

I found a cockroach in my desk.

Management did NOT ADDRESS OR CREATE ANY STANDARDS FOR COVID-19.

Finally management took 2 months to return my rent and ASSURED ME it was industry standards. BY LAW since 2019, management has 14 DAYS return your deposit.
