Dirty and falling apart

Pros:
Some of my neighbors are great. They have stepped up their security and the concierge are friendly and helpful.
Cons:
Filthy hallways, people walk their dogs in the communal space where NO PETS are allowed and don’t clean up after them. My appliances and bathroom furniture are falling apart because they are cheaply made. There are strange men always sitting in my hallway waiting at another apartment. Cannot open my windows because of the noise from outside and because of bugs, there is no way to put a net on the window.
Advice to owner:
Listen to your residents. Clean your buildings not just the lobby

The front desk people are very welcoming.
The building is clean overall. Nice music in the lobby

The management is not very responsible.
E.g. The garbage room door cannot be fully closed on the 24th floor. It has been an issue for a year. I requested many many times but they never completely fixed it

Fix the issue that was requested many times

Nice Building, Bad Management

Pros:
The building is so nice. The lobby is tremendous. The front desk people are great. Apartments are new and renovated. Views and amenities are unmatched.
Cons:
Management is about as unseen as it gets. Months go by without responses to maintenance requests. Complaints about neighbors are ignored. Pretty much never hear anything from them. Worst part is location - no nearby groceries, no restaurants, have to walk 15 minutes to nearest train, lots of sketchy businesses and homeless on your walk to and from.
Advice to owner:
Answer your residents. It makes us want to stay.

Huge Letdown with Slumlord Behavior

Not much. Honestly it's just lipstick on a pig. I work in real estate development, so I'm aware of how things are built.
Cons:
Terrible management, poor materials, immensely dirty building, no amenities, theft and burglary at the building, and basically a poor living experience.
Advice to owner:
Take better care of the building and better care of your tenants.

Failed to fix AC unit for 6 months

Friendly doorman and valet room staff, most of the service requests are fulfilled within 48 hours, soundproof from neighbors
Cons:
Super noisy due to heavy traffic on the 11th Ave around mid night, failed to fix the AC/heater unit since last July (6 months now), no official apology from the management

Please fix or replace the AC unit ASAP!

8 throw up/pee stains on hallway carpet, everything broken and not fixed for months-microwave,ice maker,wine fridge, one sheer blind and 1 blackout in secondary-can't sleep past 6:30 am. Bulb so dim in kitchen and bathrooms that you can't see properly. 9' led light under shelf in master fell to ground I pay $8200/month.

FIX BROKEN ITEMS AND STOP LYING ABOUT ITEMS THAT ARE FIXED!!!!!!

Can't collect packages 24/7 which is can be difficult when working long hours

Slum disguised as a “luxury building”

Cons:
-No working oven for over two years. Took 12 maintenance visits to get it working finally 2,5 years later.
-Refrigerator didn’t work when moved in. Got replaced with a completely scratched-up used one from another apartment that I’ve lived with ever since.
-AC unit backs up and gets clogged each summer, resulting in pneumonia from breathing in the bacteria from the stagnant water each year since I’ve lived here and irreversible lung damage.
-Massive flood/leak for over a month now due to the same AC issue (it was replaced last year after a note from my pulmonologist about how sick the apartment was making me—with another old, faulty unit).
-Entire studio floor covered in water damage and mold that I inhale 24/7 after first maintenance guy kicked and broke the drainage tray to “fix” it.
-Management and owner don’t respond to messages about maintenance issues that aren’t being dealt with or are being made worse by maintenance and affecting health
-Pot and cigarette smoke 24/7 seep into apartment through every crevice and vent. Building is NOT a no-smoking building despite what it claims in lease
-Entire building and outdoor areas are infested with lantern flies. Cannot open windows for fresh air or will have tons of them inside. They crawl all over the windows and swarm on you in the lobby and out front. They have infested outdoor pool area at the gym that I paid for and cannot use . Nothing being done and city not contacted.
Advice to owner:
Provide working appliances and a safe living environment that isn’t literally killing your tenants.

Too expensive for what you get in terms of apartment space. You can find less claustrophobic places for cheaper, at least slightly.
