Review Summary for Mm Portfolio Management LLC
Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback on MM Portfolio Management LLC buildings reveals significant management shortcomings. Renters consistently report unresponsiveness from management and supers, inadequate pest control leading to roach and rodent infestations, and poorly maintained common areas that are often dirty with garbage issues. Heating and water services are irregular, and security concerns such as package theft are frequent. While some appreciate the convenient locations near transit and parks, the overall environment suffers from noise, unruly neighbors, and deteriorating infrastructure. Though a few note responsive supers and good apartment light, the consensus urges management to improve maintenance, pest control, and tenant communication to enhance livability.

Not the worst
Former Tenant
Pros:
The location, my apartment, access to garbage chute and elevator
Cons:
Common areas are not cleaned regularly, pest control is not consistent, and new people moving in are not ideal. Management does not fix things promptly . When I left it had become infested with roaches .
Advice to owner:
Please keep up with pest control and keeping the building tidy.

Do NOT Live Here
Former Tenant
Pros:
-Rent is Cheap/Affordable
Cons:
-Dirty roach infested building
-Frequently smells like weed/trash
-Neighbors are loud and leave trash in hallways/staircase
-Experienced verbal harassment from male neighbors
-Live-in super does not respond to issues in a timely manner and she frequently takes packages from the lobby without notifying you that she has it
-Packages stolen often
-Elevator goes out often
-Water is frequently shut off by management and you are only notified of this by signs on elevator/front door

RUN, DON’T WALK.
Former Tenant
Pros:
The neighborhood is great, nice parks, very short distance to midtown & plenty of trains nearby & places to eat.
Cons:
The management SUCKS, management is a scam & changes their name every other year to cover up what they’re doing. The super also SUCKS & is in cahoots with management, every time you call management about super not doing their job nothing happens or they side with the super. Packages go missing but we can never get footage from the cameras or unedited footage at least. Garbage shoot mysteriously works then doesn’t, piles of garbage sits outside of building for days. Building is barely ever cleaned, the doors are always broken. ConEd almost sued management in January over a $700 heating bill which would have left the building without heat (we received plenty of notices to the building). The super never finishes a job properly or in a timely fashion. The super is supposed to be a live in super but actually rents it out so he’s never available when you need him or them cause it’s a whole family. Neighbors have complained about rodents (street rats) running through their apartments for months due to the garbage shoot not working. Building has a really bad smell. No one has come to paint the apartments or fix anything in years. We don’t recommend.

DO BETTER

Lovely Apartment
Former Tenant
Pros:
The apartment is lovely, lots of natural light and closets.
Cons:
The super could do a better job of cleaning and less socializing.
Advice to owner:
You should make unannounced inspections of the building.

Could be worse
Former Tenant
Pros:
Super is very responsive. Love the location, close to all subways/restaurants/groceries etc.
Cons:
Walls are thin so it’s pretty noisy, but that’s NYC for you. Wish the rent was lower, but that’s NYC for you.
Advice to owner:
Either lower the rent or make improvements to the building. There are better deals in the neighborhood.

Not the best at all
Former Tenant
Pros:
The location is ok for the neighborhood and there's an elevator that works 98% of the time, depending on your floor the neighbors are quiet.
Cons:
The block the building is on is a little suspect, some people you may want to stay away from. There haven't been too many issues from what I've noticed but keep your guard up. The building itself is in rough shape, paint is needed in the hallways and vestibule, a number of the mailboxes are busted and the floors are very dingy even if they mop, they don't mop or sweep often enough. The staircases are FILTHY. I've lived here for over 5 years and have not had one inspection. There is not much storage, the kitchen is too small with no countertop space and we can't use one of the cabinets because the fridge blocks it. In the bathroom we have a bad mold issue around the soap dish and it's fallen a few times just to have to be replastered and then the mold comes back. Heat is either too hot or not on during the winter. We've had issues with mice and we're on the top floor so that means the building is not taking care of rodents. We always have a bad roach problem in the warmer months. The super has changed 3 times since I've been here and they're around but the latest super doesn't seem to care that much. Neighbors are ok, usually very quiet on the 5th floor but we are having an issue with packages being stolen on a regular basis, cops have been notified from what I've heard but I don't know if there's much they can do. Also garbage on the weekends is terrible, the bins are often fully full from Fri-Sun and the porters are not active on the weekend. I personally have not seen the landlord or anyone from management in the building, and they don't reach out to tenants.
Advice to owner:
It's very apparent that the building is being left to deteriorate because there are a number of rent stabilized apartments, some tenants have been here since the 70s and 80s. That's not OK. The rent is varied and obviously the apartments that pay more rent are nicer. The people here deserve a better place to call home. Please do something about the mice and roaches.
