Rental to avoid "fake 3B" with severe

Pros:
Spacious, 2 floors, neighborhood, outdoor space
Cons:
Rats infestation in outdoor space, disrespectful landlord, basement is not habitable from November to April because of excessive temperature during Winter season, Landlord prevents usage of outdoor space, building's entrance is dirty, 2 Con Edison meter (double payment), toilets broken, dishwasher broken, high humidity in the apartment etc.

Cons:
Very loud street location. You are across an Enterprise and a car park garage.

Pros:
Very responsive super and owner lives next door - she is also very responsive. Very quiet neighbors for the most part.
Cons:
Heat levels felt too high for time of year — lobby could use some renovations.
Advice to owner:
Add camera in the lobby for packages

Pros:
LL owns building and lives in basement, is usually around.
Cons:
Alleyway behind apt is so violently loud and you’ll be awoken at 4am for trash runs if you’re back facing. Apartments very small and overpriced for other buildings in the immediate area (even within the same block).
