Decent Place, Just Keep Your Space Clean

Pros:
- quiet sunlit bedroom; can't hear street noise
- nice management
- weekly hallway cleaning
- never seen a mouse
- spacey 1 bedroom with high ceilings, perfect for one person
- near east river plaza (costco, aldi, marshall's, planet fitness)
- now accepts electronic payment
Cons:
- there are roaches, but if you keep your space clean, they will not come into your apartment
- walls are thin
- 12 min walk to the 6 station
- packages get stolen
- intercom system works to buzz people in, but not to receive calls from the door
Advice to owner:
Input new intercom system; better pest control for the entire building and basement

The look of the apartment, convenience, location, pretty quiet but no one to regulate the sound of it does get too loud
Cons:
Dirty premises, roaches, stolen packages, non responsive landlord, poor building maintenance overall
Advice to owner:
Regular exterminator visits, respond to tenants. The rent here is high enough to get a response on time or to at least care about your tenants

Definitely needs more work

Pros:
The apartments in this building were spacious and reasonably priced. Good location, close to a lot of stores and restaurants.
Cons:
You can tell this apartment was not inspected for vermin or to see if appliances were working. Dealt with lots of roaches and a broken stove for months. When I moved out, the owner tried to blame me for a roach problem that existed because they did not clean like they said they would. I moved in and found a drawer full of garbage in my kitchen. Owner and maintenance were not very responsive. Rent was also only paid by check, there was no drop box so you had to contact a super or porter each month to give them your rent check.
Advice to owner:
Saying you do your due dilligence is not the same as actually doing it. Do your job and clean between tenants and exterminate.

Roaches are everywhere

Pros:
The assistant super always stayed on top of the recycling
Cons:
The place is infested with roaches, the radiators don't work. They never finish projects they start in the building, and the building is not very clean.
Advice to owner:
Spend the money to get the bugs under control then implement preventative measures to stay on top of it. Communicate with our tenants more.

Good location, close public transportation.
Cons:
No elevator. No in-building laundry. Mice and cockroaches.
Advice to owner:
Clean the dam building.

You get what you pay for

Pros:
Tall ceilings, friendly porter, gas included in rent, in-building laundry, access to the roof.
Cons:
Super won't respond he'll refer you to the porter who doesn't speak English, packages get stolen, some mice in the basement and roaches in the apartment, you still have to pay rent via paper check and it often isn't cashed for a whole month so keep an eye on your account, the building is very dirty.
Advice to owner:
Be more responsive, allow online rent payment, let people know the porter only speaks Spanish, do better pest control and clean the building better.

Passive-aggressive management who will always rise the rent above market value

Good location in the city.
Cons:
Lived there for decades and with a management change, they hiked up the rents and let the rodents take over.
Advice to owner:
Take care of your long term tenants and don’t let just anyone move in… your bottom line is not the only thing that matters.
