A Great Home for 2 Years

I honestly really liked living here! Great location, next to all the transit, quite at night, and the building was very safe and well kept. The front door folks and doormen were my favorite. Management itself/leasing office was slow to respond to things, and there were definitely some characters as far as neighbors, but I never once felt compelled to find another apartment while I was there. I had to move due to professional reasons.
Cons:
The water pressure in the shower was abysmal. I ended up switching out the existing shower head with my own and that fixed the issue. I also got rusty brown water through the faucets occasionally which I told maintenance about and they were very prompt to come change the faucets out etc., but it kept occasionally happening. Unfortunately, I think this is due to old pipes.
The only other thing that really annoyed me was access to the amenities. There is a woman who "guards" the access to the lounge/gym area and she makes you sign in when going in. The gym is not open 24 hours which is really inconvenient as it is a great gym and I feel like as a resident, I should have access whenever I want. She was also did not let anyone that didn't live in the building come into that area so I could never have my friends over and hang out in the lounge area.
Advice to owner:
Nothing really, maybe get rid of the amenities guard and beef up the offerings on the rooftop with a grill or something!

location location location! front desk and doormen are always so welcoming. apartments are spacious and modern. amenities are no extra charge- gym with sauna, home theatre, work area, pool tables, rooftop. some reviewers say the students run wild - this has not been my experience. every interaction has been respectful. i live on a higher floor so i do not hear any noise from their dorms which are only on one lower floor. tenants are primarily younger singles and couples and everyone is friendly.
Cons:
laundry room can be a bit of a pain depending on time of day and could be better maintained.

Great location! The unit was an okay size for the price. The staff onsite are great, although it's a shame there aren't more.
Cons:
There are floors which are leased to students, which are treated like frat houses. Parties/smoking/drinking/noise are all common. Due to the way the ventilation in the building is setup, you end up getting noise (and smoke) from these units even if on different floors. Complaints about these parties fall on deaf ears and nothing changes. Plan on waiting for a while for the elevators. There aren't enough for the building and some are often down for maintainance.

Great first apartment!

I liked the responsiveness of the handyman when I ran into issues my plumbing. The doormen / front desk attendants are really nice and attentive.
Cons:
The laundry room was nice but it was not maintained frequently. Towards the end of my lease, the pet-side's washer and dryers were not working properly. When getting my packages, I would run into issues where my packages were labeled as other tenants', or there would be confusion if it was picked up or not.

The students! Some floors are basically just frat houses, also the vents are all connected so you hear the noise and get the smoke from a lot of other units.
Advice to owner:
Staff onsite were great but management seemed to be lacking.

What they DON’T Tell you:
37 Wall has 6 floors designated as a high school dorm room to Uber wealthy 14-17 year old euro kids for Lehman School. They jam up the elevators constantly while “floor surfing” and cause long waits in lobby for the elevator when you get back home from work. A nuisance. Long waits to get to and from lobby.
Building management is dishonest and the owner of the building was found guilty of racketeering. During 2020 pandemic they were offering new tenants gigantic rent deals (far below market rates) while at same time RAISING the rent for the long time tenants. Several tenants raised concerns with management (Garden Homes) and were ignored/ghosted while management continued to offer 3 and 6 months FREE rent to new renters to fill the half empty building. Zero loyalty to long time tenants.
Gym/Fitness Center: On Saturday & Sunday — when tenants are off from work — they close the gym early at 2pm which is ridiculous. This is a post pandemic thing when the gym had limited hours. The pandemic is over yet they continue these lazy hours. If you want to sleep in on the weekends and then work out it’s not happening. They used to be open until 8 on the weekends.
Late Fees: Beverly Hills style late fees of $100 if you’re even a day late on rent.
Rooftop: they close the rooftop earlier than any luxury building in the financial district — at 10pm. This isn’t college. Tenants pay a lot of money and should be able to enjoy the amenities until a reasonable time. At 10pm, 37 Wall Street staff come and do a “sweep” and kick everyone off the roof.
Neighbors are LOUD: Management allows groups of 20-year-olds to turn units into mega dwellings with dividers everywhere. Loud parties are common place and the walls are super thin. If you don’t mind the sound of deep base music rattling your walls while you try to sleep then you will be fine.
37 Weed Street: numerous tenants smoke marijuana in their apartments without opening their windows so it is common place to walk down the hallways and smell marijuana smoke which goes under your door and you are forced to smell it also. Management will not do anything about it.
MOLD: The building has a very bad history with mold infestation. It is airborne mold and water mold. This is a constant ongoing problem with numerous units.
Advice to owner:
Repeat your tenants.

Not clean, dust bunnies in hallways, stairs, corners in hallways, loud with high level of young students/adults.
