All in all enjoy living here, could be improved

Pros:
The apartments are spacious and good bang for the buck. The layout of our apartment is also very functional. The building is uncommonly friendly. The walls are thick and I don't hear my nextdoor neighbors, just the people who live above us.
Cons:
The building is not kept clean, at all. We've had a lot of problems with cockroaches. We also have had many issues with package theft. The owners are very slow to respond to issues. I can't take garbage out after dark because of rats-- the garbage situation is almost always overflowing.
Advice to owner:
Please get the entire public area of the building deep cleaned and repainted.

Pros:
They are very attentive to the cleanliness of the building. Apartment was renovated and cleaned before move in.
Cons:
Paint all over the floors when moving in. Seems like they didn’t put a tarp down before painting. Noise level is LOUD but to be expected being right next to the GWB. Management seems old so not the best attitudes on the phone or best help but not the worst. Reaching out to the rent department is actually dreadful, it’s only one lady and she never picks up. LAUNDRY IS EXPENSIVEEEE. $3.75 for washer and $2 for 30 minutes in the dryer and .25c for every 4 minutes added and who puts their clothes for only 30 minutes to dry…
Advice to owner:
Have a better system to reach out about rent. Seems like Eva is never available.

Good amenities and friendly neighbors overall all no complaints on the building
Cons:
Super does not fix appliances really. They do not fix anything truely. Broken part in kitchen appliance for years since lived in building and no urgency even when I have out in request multiple times. It can get nosy but you are in the middle of 7 ave so thats to be expected

Nice building with great super

This building was a great place to live! The location was great along with pricing and community. The elevator was always working and the apartment was a great size. Ramon, the super was the best part of this place!
Cons:
Packages got stolen a lot, we had some mice issues but it didn't come up until a year and a half into living there.

Bad management and uncleanly! Raises rent!

They raised the rent twice and made ZERO improvements in the building. In fact in the 2 years I’ve been here it has gotten worse
super only takes out garbage nothing more in terms of cleanliness, does not mop, windex
Doors nothing
elevator is constantly broken with no communication from management and it it’s JANKY
roaches
no laundry room because they don’t refused to put in sprinklers so they closed it down for tenants
the basement is disgusting and has only gotten worse it is NOT clean
management refuses to let you pay any other way other than mailing a check
Advice to owner:
Fix the building to match the price! Other buildings in the area keep up much better for the same price

Nice apartment, pests issues.

Pros:
Large apartments. Close to parks, pretty good heat in winter.
Cons:
Pests! No matter what you do there are so many bugs! The super is a nice guy but doesn’t speak any English(Inwood), so I can’t communicate with him.
Advice to owner:
More regular pest control. They should knock on everyone’s door instead of a sign up.

The super is very lazy and lackluster. Mostly see him hanging out with his friends across the street. The building is gross and everything looks dirty or broken or both.

Start caring about your tenants. There are like a ton of open cases against you.

We moved in March 2021. We fell in love with the spacious one-bedroom apartment at such an affordable price then we understood why it was so cheap. Very soon after we started seeing all these wet spots in the ceiling of our bedroom and one of them was bulging really bad. By September, the ceiling had fallen in while we were out on vacation. They fixed it and made it look brand new like when we moved in. Soon it started happening again. The bedroom smelled like a basement from the mold but airing it would make it better so we coped. Then we went on vacation again and when we came back there was black mold on top of our bed. We called the super, he cleaned it and "took a sample" with a cotton ball. We waited. When we asked what happened he said he lost the cotton ball but that that wasn't black mold... and the gaslighting started. We had to hire our own mold inspectors because we couldn't trust the one management sent after much begging. Our inspection said we had mold and we told them, so then they said theirs said there was mold too. The fixed the ceiling again, but the roof which is the root of the problem they didn't fix so it started happening again, so we decided to move. On the last months we spoke to the guy under us in 9F and he showed us picture of what was happening in his apartment. His side wall was open wide, exposing moldy and rusty metal. I was always sick there. All the people on the 10th floor have leaks or stains (we asked them all) but no one wants to move because its cheap and their ceiling hasn't caved in yet. They are all being ignored too when they put more pressure. Do not waste your time here. I know the apartments are spacious and cheap but there's a reason for that. The roof is so bad the 9th floor neighbor told us his neighbor on the 8th floor has it too. The super told them it was the air conditioner of the other neighbor. They all cover each other, it's awful. Update: a month after moving we still haven't received our direct deposit; we're going to small claims to get it. Mind you we followed all the rules, we are supposed to get it by the 14th because it wasn't a rent stabilized unit.
Advice to owner:
Change management company. Edel Family Management is going to run your building, very literally, into the ground.

My second building in New York and I feel so lucky. The building super is extremely helpful and is attentive to my concerns.
Cons:
Sometimes packages get stolen but that’s a rare occasion.

Elevator building with al

Pros:
It’s conveniently located between 1 and A trains. The building is very close to supermarkets, restaurants and many other stores.

Elevator and laundry in the basement
Cons:
Laundry is not efficient to do heavy load for washing or drying . It cost $3 per load for washing or drying . However, they didn’t dry enough for one load if you are doing in full. They need to upgrade the laundry machine and keep them clean

I saw one of the super clean or sweep the corridor very often. However, some people in the building makes messes such as throwing trash , smoking cigarettes on the stairwell.
Advice to owner:
Should upgrade the kitchen appliances/ garbage management and laundry machine

Great place with some major lfaws

Pros:
Relatively inexpensive for the area. Street isn't too noisy though you do get the occasional ambulance because of proximity to the hospital. Great light for the apartments on the front of the building. Great water pressure.
Cons:
Laundry: One of the worst parts of this building. Pretty expensive ($5.50 for a load, $1 per min in the dryer) and there are only 2 functional dryers for the whole complex. There are a bunch of smaller dryers that the landlord uses to rationalize buying more functional dryers but even if you pay for 60 mins of service in them, your clothes are still soaked. This means that every laundry day, you're going down to the basement 3-4 times to wait for one of the two functioning dryers to open up.

Super: Can be pretty unfriendly and is, overall, quite unavailable. We had him regrout our shower: It took 2 tries and after 3 months the grout is breaking down again. For the most part, he is unavailable for help or maintenance and it takes multiple requests.

Boiler: Often will take 10-15 mins for hot water to heat up in the shower. The boiler is under repair 2-3x per year, during these times you don't have hot water all day.

Elevator: Incredibly slow and there's only one for each side of the building and is fairly often (5x a year?) not working.

Package theft: Major problem here. I've had probably 10 packages stolen. There's a camera and it doesn't make a difference. They grab the packages, take them into the stairwell, and open them up there.

Neighbor barrier: My neighbors dog barks all day and there's no sound barrier. Their apartment is infested with cockroaches, which means no matter how clean ours is, it's also infested.
Advice to owner:
Buy more big dryers or fix the small ones, it's ridiculous.

It’s a nice, safe and quiet neighborhood. The building is pretty and there’s a nice roof top.
Cons:
The pest issues get out of control in the summer. I have to bomb my kitchen twice a year.

Old building that is really well taken care of. Lots of long term residents. On a quiet block near the hospital

Elevator has had issues in the past but has been running without problems for a while now. Also have had fair amount of problems with package theft

Would love to see some kind of package locker system implemented
