One of the worst buildings you can possibly move into

Pros:
Some of the best support staff, overall relatively clean across all amenities
Cons:
Construction has been going on non-stop for 6 years, hire very cheap contractors who cut corners comprising tenant safety and one elevator serves 31 floors of tenants. Elevators have not worked for 3 years properly and ownership dragged their feet to switch elevators.
Advice to owner:
Sell your property to someone else who knows how to do their job

Building is not worth the price

Clean apartment, never hear your neighbors, nice gym and park outside is nice
Cons:
My air conditioner was extremely old and took more than 5+ complaints before they replaced it. Barely worked enough in the summer and my electric bill was sky high. There were a few times my apartment wasn’t the legal regulated requirement in the winter. Once they replaced it, my electric bill was cut in half. However they had to replace the new one again after more issues. It leaked so much water it soaked under the floor through my floorboards.
Elevator situation is terrible, constantly broke and have to wait a long time during morning and evening. The building should’ve been designed with more elevators.
Grills on the deck never work, apparently you have to rent the space to use it.
Advice to owner:
Replace all old AC units with new ones when a tenant moves in. Allow us to use the grills whenever.

The doormen, views, access to gantry and the quiet and safe neighborhood. Packages are delivered and kept safe 100% of the time.
Cons:
AVOID MOVING HERE. Might be one of the worst decisions I made in my life moving to this building. Four elevator banks for 31 floors. One elevator has been out since October (it’s currently January) and a second elevator will routinely breakdown, leaving long lines and wait times. Management has done nothing to solve the elevator problem. Elevators are janky and I’ve gotten stuck on three different occasions.
Expect to add 5-10 minutes to your commute when leaving the building or coming back home. There’s also significant renovations happening which has been disruptive.
The leasing agents will try to wow you by showing you the renovated amenities and renovated units, but what they fail to mention is the large ongoing renovation project. Multiple units are going through full demolition. Moved in June and since then, there have been over 18 units demolished. There is significant construction noise during the demolition which can be heard in units due to the structure of the building. Extremely annoying if you work from home, work unconventional hours, or have children.
The leasing office will tell you the renovations are close to done, but that’s far from the truth. All 31 floors are going through hallway renovations and there’s been scaffolding covering the perimeter of the building since October.
The renovated units are so uninspiring, all white walls and fixtures, and all chrome accents. Feels like living in a dystopian corporate housing unit.
The ONLY redeeming factor is the proximity/view of the water and the wonderful doormen and staff.
I HIGHLY suggest doing your research and reconsidering moving here. I will personally be looking to move as soon as contractually possible.
You have been warned.
Advice to owner:
If you’re going to inconvenience tenants, offer them something to keep them happy

- large and bright gym with range of equipment - rooms have large closets, modern furnishing in kitchen - quiet, especially in upper floors - maintenance quick to respond

- hallways are dated - issue with humidity in summer, even with the built in room AC - expensive, high rent increases

Cons:
Expensive for what you get. Construction on the gym and amenities went far past schedule, windows bled a lot of heat, and the super seemed to be stretched thin.

Overall building is good. Good maintenance, good amenities (when they are open), and no big noice or neighbors problems
Cons:
First, the lack of communication. Apart from maintenance, if you have another issue good luck finding who to speak with and getting answers. They’ve been working on the amenities for all year and there’s no clear communication of when they will be done. Pool was close for a while, the gym is in the rooftop and others are still closed. They are still charging us the amenity fees. For the apartment near the amenities the noise is terrible as well
Advice to owner:
Communication should be two ways. Stop charging for what you aren’t giving.

I enjoyed living here. It had attractive amenities, pool, roof deck, and they even did some social events pre-COVID. I did live here several years ago so I'm not sure what they do now.
Cons:
We needed to shorten our lease, and they were very much sticklers about it, despite a rising rent environment.
Advice to owner:
I can't think of any advice.

More cons than pros

I like the location, it’s close to a lot of things. The door men and everyone that works in the building are a pleasure.
Cons:
If you have anyone over that has a car parking can be tough. Management is terrible here and do very little for the current residents. I feel like they have a revolving door with new tenants very few of them stay and now I understand. Management is hard to get in contact with and sometimes you can’t get answers to your questions.
Advice to owner:
Try to do your very best to keep your current residents. Go out of your way for them and make them feel special. Be visible! Take advantage that they are in the building and build on that relationship instead of people constantly coming and going. Don’t treat them like a business.

The amenities are great - they have a full gym setup with all necessary equipment. The rooftop is spacious and has enough room to host large groups.
Cons:
There are a lot of renovations going on to update the apartments. The noise can be mind-numbing so if you are working from home, I would be wary of that.

Can't invite guests to use facilities Gossipy door and maintenance staff spread rumors to neighbors and make fun of residents Hallways look like a seedy hotel Neighboring buildings can see through the window shades at night so 1000 people get a show Packages go astray/missing and often have signs of tampering Overpriced No usable space in kitchens or bathrooms and weird angles so you can't fit your bed especially in cheaper units Rodent problems Constant drilling/jackhammer sound all day for months at a time Frequent water outages from "maintenance".

Construction ALL the time, very noisy Rude doormen Neighbors do not keep COVID -19 restrictions and try to sneak in the small elevator with you Parking garage’ employees are not knowledgeable and do not speak English sometimes even No water pretty often because of constant constructions

Pay attention what is happening in your building, seems like you own them and sit on your ass now, not caring about tenants’ complains and not caring about their convenience.
Be more attentive to your tenants and don’t let your employees be rude to your tenants

Get a balcony facingk the soccer field for privacy but know that you will hear kids playing early on the weekends (even on the 11th floor)

Cons:
The building is undergoing construction and full renovation of units. About 10 units are renovated every two months. The noise is unbearable from 9-5 every single weekday.
Resident manager is extremely rude to tenants.
Stay away until construction is over and they get a new resident manager.
Advice to owner:
Ask the resident manager to at least be respectful to tenants
