I’ve lived here for 5 years. Fred Ohebshalom is the landlord, and he was named the worst landlord in NYC in 2024. Lobby door is always open, My neighbor is a drug dealer. Construction happens every day, for two years straight. There are rats and bugs everywhere. Five apartments are empty now. Management is terrible and completely useless. Overall, I can’t wait to move out.

Close by a park Wonderful neighborhood staples like clean deli, awesome restaurants, and close to the train Great supe! Responsive and communicative Noise is very minimal Modern appliances Nice color scheme of newer apartments Back apartments have great natural light

Tiny closests
If your apartment wraps the elevator - room that shares a wall with the elevator means you’ll hear the doors open/close and people talking inside the elevator when using it to go/down at all hours.
Elevator usually stops working every couple of weeks
Only 1 or 2 out of the 3 washers works at a time. Spent almost 4 months with just 1 working.
One neighbor has a vicious dog that doesn’t stop growling and lunging at you.
Mail can sometimes go missing but supe usually saves it for you and will let you know where to find it

Cons:
Minimal cleaning of hallways and entryway. Front door broken for several years doesn't close securely. Filthy entry mat, not replaced for years. Rodent and roach issues throughout entire building. Lead paint issues.
Advice to owner:
Do you job.

Dirty old building in a nice block

Cons:
Dirty Mice Facilities are dirty (laundry) Landlord never responds Old apartments (walls falling apart) Súper is useless
Advice to owner:
Building has so much potential but no effort is put in. Fixing random apartments will not fix the building overall. The tenants in nice apartments will leave if they have to share the space with dirt, mice, and won’t pay the high rents

Uptown pros, if you have patience

The building has a great super and the units have lots of space. Very little noise issues from neighbors.
Cons:
The owner/management company is extremely disorganized. Do not expect quick turn around times for your requests.
Advice to owner:
Improve your customer service.

Has potential, but not well maintained

Pros:
The location is EXCELLENT! Garbage and recycle is sorted and handled properly and building is kept relatively clean.
Cons:
The non-renovated units are very old and not well maintained. Super is pretty responsive, but building management doesn’t care and isn’t responsive. Some units and common areas are falling apart.
