Beware of slumlord and dishonest super
Former Tenant
Pros:
The location, and the water pressure
Cons:
Mice, rats, roaches in all apartment no matter how clean you are. Water leaks everywhere that aren’t getting fixed in kitchen and bathroom so keep buckets ready and don’t travel they need to be changed regularly. You get showered when you sit on the toilet from the upstairs neighbors toilet. Heat only works in one room and in that room it’s a 100 degrees so sleep with ac or open window and freeze in the rest of the apartment. Only one window works others are broken. Water temperature is 190 degrees and fluctuates be prepared to burn when taking a shower. Incredibly loud neighborhood windows vibrate from the noise on the street. Fire escape is not safe. We have had no hot water gas or electricity for months and the landlord won’t do anything to make the situation better. We have had wire fires in the walls so fire department had to come several times. Packages keep getting stolen on the regular. Black mold everywhere which is a major health hazard. Just look up on the entrance and you can see it immediately, it’s worse in the apartments. Random giant wooden beams fall of the ceiling in the entryway could have killed someone and nothing is done about it. Super is useless and will lie to you any given time.
Advice to owner:
Fix the building and stop ripping of your tenants. Be happy with the ones you have it’s cheaper to keep the ones you have then having turnovers left and right and potentially getting sued.

Nightmare management, great location
Former Tenant
Pros:
Location, friendly neighbors (there’s a neighborhood group chat with everyone in the building and we all help each other out)
Cons:
Rats, no water at several points, landlord took five months to fix a gas leak that left us with no stoves, and for three months, giant gaps in the walls for them to install electrical wiring. We still don’t always have hot water, and management is terrible. Also, the building was getting broken in to every day and it took over a year for the owner to install a $20 keypad, which makes it impossible for anyone to reach the doorbell system without the code.
Advice to owner:
We need a video intercom like everyone else in the neighborhood because we are unsafe without one.

Don’t rent here
Former Tenant
Pros:
Location is good and bad. Bad because it’s loud. Ambulances, police, fire trucks, loud cars, people yelling. Good because it is close to the subway, West Village, Soho.
Cons:
It’s really loud, the super is non-existent, the common areas are dirty, the trash isn’t well managed, there are rats in the garbage area, the sidewalk isn’t maintained, the building door/entrance isn’t too secure.
Advice to owner:
Keep it clean, keep your tenants happy, take care of the front doors,

Stay away it’s not worth the low rent
Former Tenant
Pros:
Neighbors come together to fight against the landlords lies
Cons:
The landlord lies at all times. Every month you can expect several days with no hot water. The other days' water temperature will fluctuate like crazy burning you extremely. There is a serious mice infestation. It is unsafe, homeless sleep in the staircase, or in vacant apartments and poop in the staircase. Packages are stolen regularly. The wiring is old and outdated, the fire department had to come several times to prevent apartments to burn down due to old broken wires. Several gas leaks that are being ignored by the landlord even if tenants point it out.
Advice to owner:
Take ownership, don’t lie to your tenants, and leave the real estate business you are just risking lawsuits against you at this point.
