Laundry downstairs, great live-in supers and responsive building management company, trash room is clean, supers very willing to fix problems quickly, nice little mail room, quiet building especially in the back, great neighbors
Cons:
the hallways are a bit ugly but classic pre-war building vibes; the apartments are nice but tiny (at least our 3BR was), packages would get stolen sometimes, it has a lot of young people which was fun for us but would probably be annoying to older people / families

keep the heat on higher!!! it was so freezing last year until we complained enough

Illegal rental practices including but not limited to: deposit requirements outside of one month security, inconsistencies in listings including incorrect unit # and photos, huge issues in fixing maintence issues including MAJOR LEAKS, broken windows, cockroaches

Doormen and staff are top notch. Friendly and always servicable.
Rent pricing is great for the location.
Being nearby the 35th St ferry is awesome and I will miss this.
Cons:
Bad neighbors. Cigarette smoke in the hallways on the weekends. There was a roach problem earlier this year (gotten better, but we'll see).
Being near the midtown tunnel sucks

Apartment foundations are falling apart. Chunks and tiles missing from the kitchen and living room floors, windows with broken hinges.
Advice to owner:
Stay on top of regular laundry room service calls to clean the machines. The ones that were recently replaced had years of buildup and neglect, please don't make the same mistake with your recent investment,

Good neighbors, okay management, great building

Pros:
The building has a mix of rent stabilized and market rate units. The neighbors are all great, some have lived in the building for 50+ years. Overall they are responsive to make some maintenance updates. Clean and updated building. The studios and apts are bigger than average, but not huge. They decorate the lobby for the holidays.
Cons:
With some being market rate, they converted them to electric heat — it is quite expensive as the insulation isn’t good. I believe the rent stabilized units heat is included. There are some pest problems, but they try to resolve quickly. The exterminator comes every two weeks but you must be home and sometimes he doesn’t show? The super isn’t on top of things and you will have to chase after him but if you can reach out to the handyman and porter instead, they are more reliable and kinder. Emilie and BLDG management disappoint often and raise the rent 6-8% per year, if they do negotiate they take $25 off which is nothing.
Advice to owner:
Encourage the super to be more thorough. Insulate better for the market rate tenants, the electric bills are VERY expensive just to have a cold apt.
